  2. Also a tip for overhead or eaves. Bang a couple of nails half into side of the rafters or joists. When you push the pir up it snags into these and holds flush while foam gets it

  4. friend of mine bought a plot in 2012. Had to change planning but recently sold all the units on the site. Paid slightly less than 10% GDV for the site. No that isn't a typo either. Banks were desperate for cash even then.
  5. It's a cyclical industry. Land values are high atm. That's why the most successful builders have land banks and options on land I reckon in the Midlands plots are regularly going up for up to 50% of final value. Scandalous

  11. Seem to remember someone having problems in the past maybe on ebuild. It was to do with ledger plate and the joists not being tight which made them deflect more. Seem to remember @JSHarris giving advice?

  14. It's unlimited referrals with octopus. Jeremy I might use your link and switch. I'm pretty sure the price difference in energy will not swallow the referral up in a hurry. I plan to move soon anyway

  19. 50 quid a lining what's a whitewood one now 15? You could veneer your own I've done it before. However longevity would worry me with veneer
  20. I think the tide is turning @recoveringacademic University degrees losing a lot of credibility in my eyes. Young tradesman out there earning a grand a week with no debt and some students saddled with debt working in a supermarket as jobs market is saturated with degrees. Obviously the two extreme sides of coin but not heard many trades moaning lately it's rich pickings at present.
  21. Got a similar height at one side of my eaves. 1200mm. Works well for a desk then also have bath along this wall as you propose. Seems to work fine but where you position your beds will be important and think about wardrobes
  22. Fwiw I had a similar situation with planners and they let me use a non material amendment to explain walls were growing but internal volume remaining the same
  23. I'd still let floor designer specify ledger board and fixing schedule. Just tell them how you want it and let them do the math
