  1. It's a cyclical industry. Land values are high atm. That's why the most successful builders have land banks and options on land I reckon in the Midlands plots are regularly going up for up to 50% of final value. Scandalous
  2. I think the opposite. These cheap made ball bearing hinges are only made for so many cycles. I've gone round blocks of flats changing the lot. Surely for a residential house we could source a decent robust washered hinge
  3. Be interested to see the result did you do the tony trays
  4. What did you do decline or wet plaster? Let us know the results
  5. Does credit card protection work with these contracts
  6. Forget burning the trees you might be glad if the shading in summer with your glazing
  7. Seem to remember someone having problems in the past maybe on ebuild. It was to do with ledger plate and the joists not being tight which made them deflect more. Seem to remember @JSHarris giving advice?
  8. Why can't u mix 2 lots at once
  9. They estimate 90 pcm whereas I gov octopus 55 and just recently had 600 back in credit how do I get the kwh figures?
  10. It's unlimited referrals with octopus. Jeremy I might use your link and switch. I'm pretty sure the price difference in energy will not swallow the referral up in a hurry. I plan to move soon anyway
  11. Is 2 blokes at slightly less than a week quicker than traditional slating?! What's the cost for the system
  12. @ProDave stop trying to Nick my commission!
  13. You think that your going to get 22m2 of panels fitted cheaper than the equivalent amount of roofing. With all the fiddly flashing?!
  14. Looks great. So far along before the scaffold comes down.when did you start?
  15. 50 quid a lining what's a whitewood one now 15? You could veneer your own I've done it before. However longevity would worry me with veneer
  16. I think the tide is turning @recoveringacademic University degrees losing a lot of credibility in my eyes. Young tradesman out there earning a grand a week with no debt and some students saddled with debt working in a supermarket as jobs market is saturated with degrees. Obviously the two extreme sides of coin but not heard many trades moaning lately it's rich pickings at present.
  17. Got a similar height at one side of my eaves. 1200mm. Works well for a desk then also have bath along this wall as you propose. Seems to work fine but where you position your beds will be important and think about wardrobes
  18. Fwiw I had a similar situation with planners and they let me use a non material amendment to explain walls were growing but internal volume remaining the same
  19. I'd still let floor designer specify ledger board and fixing schedule. Just tell them how you want it and let them do the math
  20. Thanks too Jeremy. Still scrambled however. Do sunamp do a product to melt the ice on my windscreen or does it stop working when windscreen is 52% de iced
  21. Might be easier to spec joists with 2" longer top chord and use that detail. Possibly cheaper too
  22. Bolt ledger plate onto wall. Nail Joist hangers onto plate
  23. I understand so little of this debate. It's almost a different language. Pcm 32 vs 58. My brain is scrambled
  24. That's passable tbf! For me it's either that or redwood and painted. Anything with a thin veneer such as ply is asking for trouble in such a high traffic location
