  6. this time of year when its cold it will mark for 48hours if walked on. 3 days to be safe. This is sand cement with fibres screed laid to 75mm depth.

  14. looks a really bad job, big lumps all over and not flat. As your not going to rip it all out negotiate some price reduction before they get on there horses and rise off.
  15. taping anything isnt a vapour barrier and is a le bodge. What you have is an unsealed warm roof, the cold is 'coming through' the insulation until it hits its dew point and water forms inside, it cant dry out easily and so gravity takes over and down it comes. Pitting a VCL over the top wont help at all, the cold will still go through and a dew point will still form inside the insulation only now it has zero chance of getting out. You need to make this a cold roof, massive ventilation. Take all the muck off the ridge and make sure its vented, make sure the eaves are all open and vented . you need as much aiorflow over the insulation as possible. put as much insulation in as you can and still have at least a 50mm gap between it and the tyvec membrane (which you need to fit).
  16. professionals do a full mist coat to walls and ceilings as its very fast and gives a consistent finish.
  17. its all a matter of taste really. I'd prefer a pantile roof with GSE modules personally. Seen a lot of rip off plots on graven hill, what was your plot cost and m2 spend on build costs if you dont mind sharing ?
  18. other manufacturers do the flush sash/casement style as well. They do look much better than bog standard upvc clones.

  20. could be a trick of the photo but the window above porch doesn't look central over it ? amtico flooring karndean clone a lot cheaper. shame you didn't opt for 2600 ceilings would have looked great, one of my bug bears the roof touching the top of windows.
  21. you have no good options here. Obviously gas is the best and cheapest option but you cant get it so thats out. You know the score with heat pumps by the sounds and they are a crap compromise but probably your best worst option. Add lots of solar as they are eye watering expensive to run when it gets cold and they stop working efficiently. Not to mention find somewhere to put a bunch of tanks so you don't run out of hot water, they cant heat and make hot water at the same time... You will want underfloor heating everywhere to make use of the tepid water they create. Cost wise, gas boiler 1k ashp 10k so no they will never pay themselves back.
  22. essentially yes. The Alutrix needs to cover the whole roof and lap 150mm onto the walls. Insulation then goes on top. You want zero holes in the alutrix.
  23. have a look at kingspan thermataper, this allows you to have a flat buildup from the joists. Your build up needs to be Joist OSB decking Alutrix VCL brought up sides of walls. You are watertight at this point. Insulation Final weather cover EDPM etc This buildup gives you zero penetrations into the buildup as its outside the build envelope.
