You will be seriously limiting your pool of buyers, depending on the property type it may not matter but if its the sort that a mortgage will be needed you are essentially devaluing it to save a couple grand. They only cover major structural issues anyway they are not your landlord fixing every little thing.

  8. a better method is to use pre-made closers/formers. you will get a better quality opening as the brickie isnt using his level, they are guaranteed to work brick and you have to fit closers anyway at some point.
  9. never work off printed or scaled plans ever. Have the plans printed by the architect withy every measurement on it. every wall, window, door, nook and cranny. You will then be able to correct openings to work brick so you dont end up with crap cuts everywhere something architects seem incapable off.
  10. 3 phase is a very tight fit in a standard recessed meter box dont forget. What we did was have 2 of the phases capped in the ground just below the hockeystick in case we needed them in future and have a normal single phase supply and meter.
  11. very hard to mix packs when the scaff loading bay has room for 1 pack and the muck tub.
  12. vent the top and there will/should be an air brick in it as well near the bottom. You can physically cap it to weather tight it ass long as you add a couple air bricks to the stack at the top.

  18. is it a warm roof ? use tapered insulation ?
  19. Have a look at your lenders approved warranty provider list. bit late if you haven't got one in place as they need to inspect from the start.
