So where are we now then? Selfbuild insurance arranged and in place. First delivery of materials arrived- twenty lengths of 160mm perforated twinwall, and a shiny new gate. The swing off the lane and into the drive is just a bit *too* tight so some fences will need massaging a touch. Any burnable scrub is torched. New gate is on. We're ready for the digger to be let loose next week!

just scanned through my TF quotes and 75% of them include external panels of fully treated timber.

Dave makes good points re. the loop impedance and I'd be querying of the DNO what their tolerances are if a mere 4kW is enough to push the supply ABOVE spec. Considering that both you and your neighbour will be on (eg) 80A fuses, so 18kW each... NIE for example quote 230v, but -6% and +10%.

We trawled the many "book plans" sites over here and when we found one that we quite liked, the designing Architect modified it (quite radically, an almost complete redraw) to our brief. Various TF companies then quoted against that. -

Soft foam everywhere. Set the pump on foam, line the housing, sleeve the airhoses if they're near/touching anything. -
and just to confuse further, "inverter" HPs are internally 3PH but at variable frequency.

Rather than a steamer (high power consumption) try an ultrasonic unit. Maplin used to do them for fog over water features but you can get standalone too. Well my particular examples are absolutely silent, even with the driver sitting against the radio in the kitchen that is bothered by our current MR16s.

^ agree with Nick. Ordered some 6W variants to appraise and they're stunningly good. Even, glare-free light. Dunno about anyone else but as they're alloy body and steel backplate I'm happy to accept them as fire-rated too.

So the official confirmation letter arrived yesterday. Planning conditions are few, and simple, and just as per the Officer's report: Start within five years Obscured glass for the bathrooms Landscaping following completion Access works pre-commencement (yup, like already eight years ago) No conditions re levels or ridge height is a bonus. Digger man and his mate called on Tuesday and we've a plan of attack. A couple of land drains to put in (one new, along the short E boundary with the nighbour's garden and one to culvert the long open drain on the South. Then strip and retain topsoil and put down crushed reclaim over the drive and form clean hardstanding. Still waiting a revised price for the TF...
