  1. Must be a good sub base. My GF`s drive was done 4 years ago, with fibres and it is has several cracks ... appears around 120 thk at the edges but i suspect much thinner in the middle. Very little use and she only has a Corsa
  2. Ancon are based in Sheffield and supply a lot of specialist Stainless steel building products
  3. Im thinking Kit House, pre-finished wall panels with outer skin, timber frame, insulation and maybe even inner skin factory installed
  4. 450 x 215mm reinforced concrete windposts. OMG! thats some windpost
  5. In t hat case i cant see why reinforcement would be needed or a benefit
  6. I think it was supposed to say groove not tongue
  7. What is the opening for? will it be liable to impact ... garage etc.? Reinforcement will not help with compressive loads
  8. I would have taken the cladding over the reveals, not flush - unless the reveal slopes outwards like a cill
  9. It sounds like your bungalow is exactly the sort of place i am looking to buy and knock down. 90K is a low budget for a build, but you already have services on site etc. i would go for it.
  10. Peter just bet me to it - was going to say that very little sticks to resin well so its not just a case of brushing or rolling some sealer on. The surface is already very well sealed (Resin loves to form a smooth surface) mixing glass with the resin will do nothing for grip as the glass will be fully coated and smooth so it has to be added when the surface is just about to go off. Timing is very important, too early and it sinks, too late and it will wash away.
  11. Nice staircase! as for the wiring, was this an added extra? did they offer it as an option? if they do offer lighting then they should have a method/system for concealing the wires. Steel plate stringers make concealment very difficult unless its all against a wall and then the wires are taken in a rebate under the treads.
  12. Nice looking house, go for it.
  13. yes, or thats what should happen. loading the building also causes a little more deflection so I/we have always pre loaded beams/lintels with critical dimensions Also pre cambering for long spans and heavily loaded members
  14. The mist coat usually behaves like sanding sealer does on wood ... shows up all the imperfections and fluffs the surface up as it soaks in and gives a good key to the surface. Then a light sand before next coat. P.S. Orange peel is generally caused by too thick a coat being applied at one go.
  15. DP`s in columns is common in commercial buildings. Dont render the pipe, you wont get it to stick. Very easy to paint pipes to any colour you fancy - no different to painting a plastic car bumper or trim
  16. Depending on the outside diameter of the iron pipe, you may be able to use a compression fitting, several options available for plastic to lead etc.
  17. Are they pre drilled?
  18. Ahh yes No 18 … 8mm diameter
  19. I’m guessing that’s 8mm not 18
  20. I would do the same as Nod
  21. @nod fair play. My girlfriend is more impatient than me - we said we would get married after we built a house (we live apart) so maybe im subconsciously not looking lol
  22. I agree, i leave my electric mats on 24/7 in the bathroom - use virtually nothing power wise and the cat loves the warm floor
  23. Oh yes, im on the lookout for anything, i just want a decent plot size and a bit of space around it. Old industrial, poor ground, steep slope etc. im happy to engineer a solution to suit the place. Planning around here is mad, a plot i say a few weeks ago, 0.06 acres with planning granted for a detached and a pair of semi`s
  24. You can have some of our house valuations if we can have your land availability and costs please. Two+ years looking for a plot around here and all i can find is window box size plots with planning for a pair of semi`s and a bargain at £1000 per square metre ..... for the land!
