could anyone who has had an i beam construction wall please give me a detail for the soleplate to wall plate. i'm trying to figure out the best method to construct the wall as a a unit rather than stickbuild. jji shows two thicknesses of solid timber, one soleplate and one wallplate, touchwood shows i beam as wall/soleplate with infills. cheers

in an estate of houses built at the same time, an epc means diddly. buying a house comes down to; is it on the main drag or in a quiet cul-de-sac, has it been extended, large drive, garden? the last question is, if asked at all, is it efficient? we are old house people, lived in a wimpey semi for the last 20years, was supposed to be 3 max but schools/uni and settled kids.... started looking about 4-5yrs agoat older properties then someone bought a horse and ended at looking at houses with land. nice house, lousy gound, good land rubbish house, i'm not moving that far out, you want how much?!! there's a plot in a good area, wasn't that a good idea?.........

MVHR running properly???

i' glad this topic has been posted, i am (was) intending to only have ufh downstairs but this has got me thinking whether i should put in post heating in the bedrooms just in case. walls and roof to u value of 0.1 and a Zehnder Comfo Q350 R . i had already thought to put elec towel rads or ufh mats in the bathrooms to bring them up a bit, any thoughts? i reckon water post heaters https://www.paulheatrecovery.co.uk/components/post-heater/decentral-water-based-post-heater/ too much faff but these https://www.paulheatrecovery.co.uk/components/post-heater/de-central-electrical-post-heater/ would do. have and not need as opposed to need and not have, but will i need them as woud rather do without the extra cost? -
@ProDave back the flooring onto a piece of mdf/ply and mitre the front edge, a piece of solid oak mitred and fixed to give the edge. as for the standards, where the door is, rebate slightly more depth than the thickness of the door and beyond the margin for facing, fill with oak. alternatively, if fitting planted stops then a full oak facing slightly more than the depth of the margin.

as with, i think, @ProDave we've just got mobile unlimited from 3 and currently getting quite a good speed without the ext. antenna -
i read 'mortar mix of 1:5.5' and thought that was weak, normally 1:4 @ProDave it 'could' be down to saving money but my thought was someone 'needed' a few bacgs of cement for a weekend job and made the normal mix stretch a bit further. it could also be down to cr4p cement. i know our brickies are fussy as to what they use due to the amount of ash in some cement bags, i suppose this comes under money saving

@Gav_P if a neighbour owns vacant land beside you but you don't know their home address, an ad is then required to serve the pp. it's up to them to keep an eye out for planning applications next to their land.

if scratched, oil can be reapplied as necessary without much prep, i have oiled or waxed all our timber for years to avoid extra work! -

my guess when asked by wife was only a bit more, (under 200k) going by prices of new build 4&5 bed locally.

Ian, i'm struggling to see how this will work in relation to your pic. it seems to show another upright between blocking piece and upright or is it another upright after the original? how long is the blocking piece to be or does it run the length of wallplate which would be difficult to position. i'm with @joe90 as i would have thought block should have been on end of top and bottom chord to stop deflection and at 75mm will only increase length by 25mm, is this sufficient at each end? and how much bearing on the hanger?

these are from a decent house buider in our area, anyone want to guess a price? small seaside town with houses not far from shore, some will/may have sea view
