  1. If you run resilient bars at right angles to the joists you will get a nice flat ceiling, vastly improved soundproofing and only lose 18mm ceiling height.
  2. There is a fair amount of work in automatic gates. A specialist firm may be a better bet than DIY.
  3. I have installed temporary front doors in the past. 18mm OSB and 100x50 frame. You could add a lock. Leave the permanent until you have finished plastering / rendering.
  4. You can get polythene temporary downpipes as well. They tend to flap around when it is windy though.
  5. What a pain. I have not seen this done on TF before. You will need to put in some extra studs to fix the plasterboards. You could rip down some thin ply or hardboard for the rest of the studs and the top and bottom plate to bring it out level.
  6. You really want the soakaways to be at least 5 metres from the buildings.
  7. Could you replace with interlocking black clay tiles and in-roof solar panels? The current roof looks knackered.
  8. Inspection chamber
  9. You have got 24 corners in that basement. That must make the formwork and reinforcement a challenge! I would leave it to the contractor / designer to decide on how many pours are required.
  10. With a panel you will be into a maintenance contract to get the thing serviced. I have an Aico detector in every habitable room, plus landings, so 11 sensors, plus a sounder on the roof terrace and the TEST/HUSH switch. It is very simple to swap the sensor type over if, for example, you change the use of the room.
  11. I think you need at least 20mm into the batten. I prefer hooks as the slates don't rattle.
  12. If you have firm proposals for what you want to do it will be possible to spec the steels. I had someone online spec 3 steel beams at a cost of £200 plus VAT. Included bearing details and calcs.
  13. Get 2 or 3 quotes to replace it. Ask them what they think of the job. Bear in mind worse case you could end up paying twice, plus court fees and expert witness. Best case you get the job done correctly and just a bit out of pocket and ball ache.
  14. I guess you could finish the insulation then fit some cement board / render carrier to the reveals and render to match existing, or a cavity closer, stainless EML and render onto that.
  15. The lift and slide type seem pretty good and heavy duty.
  16. It certainly isn't pretty and some is decidedly rough. Was the substrate all good? I looks like some cables etc are showing through but the damage may have happened elsewhere. The court will take an age. How annoying! Is there an amount of money you would settle for?
  17. I very much doubt it is 20mm. Try stacking some pound coins in the deepest part of the puddle. A pound coin is 2.8mm thick, so the puddle would need to overtop a stack of 7.
  18. That is so well detailed. Both the views and the house are inspiring. You should be proud of yourself!
  19. How you have done it looks good.
  20. Do you have a photo from the inside so we can see the issue with the hinges?
  21. In England the contract is between the Landlord and Tenant.
  22. Brick, block, render, slate, tile. All can look traditional or ultra modern.
  23. Is it too late to back away from the Corten? A world of pain and may cause issues with financing and resales.
  24. PIR will insulate far better than your wood fibre. If you swapped for Kingspan Kooltherm your insulation would be twice as good. You could just do this around the poorer insulated bits.
