  2. Never found anything that works better then scraping with a low angle blade scraper and then using your finger to rub off the bits that remain.

  3. As @joe90 said you have frame fixings so they should be fitted as frame fixings. They are not raw plugs. Drill a hole of the appropriate size through the frame and into the wall and knock the fixing in.

Zoot, frame fixings and rawl plugs work differently, rawl plugs are in the wall only, frame fixings are in the window frame and wall (and gap), just pretend that piece of wood shown previously is your window frame. Just do it and stop questioning how/why they work, trust me they do 🤷‍♂️ But make sure you are drilling into brickwork and not fresh air in the cavity.

  5. The whole frame fixing goes into the window frame and into the wall. The type I used many years ago went in with the screw halfway out of the plug and they were knocked in with a hammer and then a final tighten with a screwdriver.

  6. It worth considering all the AIM and APE elements before making decisions. That is Airtightness, Insulation, Mechanical Ventilation with Heat Recovery, and Air Source Heat Pump, Photovoltaics and Electric Vehicle. Some of these will not work properly without the others: A MVHR will not work properly without Airtightness. An Air Source Heat Pump will have to compensate for the lack of Airtightness and Insulation to the degree that the benefits become questionable, especially during winter, without them. An ASHP uses electricity and Photovoltaics can supply a little during winter and a lot during summer when cooling can be a problem and an ASHP can supply cooling. PV can supply a little to an Electric Vehicle during winter and plenty during summer if your vehicle is at home during sunny days. Extending a property and only doing AIM works to the extension will be no good, you have to do all the property within the thermal envelope. So if finances cause you to have to consider only a few in my humble opinion AIM first and go APE later. (but prepare the property for the APE works as much as you can). Best of Luck Marvin

  7. I did something similar but I used 120mm boards which were cheaper than 100+20 at the time. Levelled some areas with a dry mix. Screed ended up 40-50mm thick which is fine with UFH.

  8. By way of an update, our application to Discharge our Surface Water condition is 2 weeks away from the determination date. Our Local Authority told me yesterday that as things stand right now, they won't be able to determine it, but they are confident of positive news, at least in respect of simple discharges like ours, within the next few weeks. I'll report back as I learn more.

  10. Got to agree with @Simon R, quite easy to refinish good quality items if they are looking a bit scuffed etc. I’ve had several cabinets and bed frames re sprayed in local car body shops and the finish is fantastic.

  11. Correct . Exactly the same for a landlord eviction notice . What I do is send signed for Send normal post with a proof of posting receipt And sometimes video myself delivering it by hand A judge then is more than happy that any paperwork ( actioned or ignored ) was delivered . Overkill for a court case is always the best tactic .

  12. We've managed to get some real nicely made furniture from ebay/facebook. Keeping an eye open for specific high quality manufactures such a BoConcept, Heals and Ozzio. Probably the best buy of the whole self build was a BoConcept bed and two side cabinets, they are as good as new and much better quality than you'll find in the retail park show rooms.

  13. The bespoke joinery market is a complete jungle in this country. Our architect designed quite a lot of bespoke joinery for us. A few wardrobes, a large bookcase with a concealed desk, a very long credenza, some wall cladding, the drawer fronts and cupboard doors to a dIY kitchens kitchen and a wraparound bed bedside table thingy. It was mainly made of oak veneered birch ply with some solid oak pieces. The quotes we got varied from £40k to £200k. We went with joiners towards the bottom end of that range and have been let down massively. We are now going back to one of the more expensive outfits and paying quite a lot just for one piece. It shouldn’t be so expensive, but unfortunately it is, particularly as most birch ply came from Russia. I wouldn’t accept chipboard or even MDF for bespoke pieces that cost this much, so surprised Hammond’s is charging so much for what appears to be made from man made materials, but I may be wrong.

No need for recorded delivery, they can refuse to sign if they have an idea what's in the letter. https://www.lexisnexis.co.uk/legal/guidance/if-a-document-is-sent-by-first-class-recorded-post-but-the-respondent-was-not-in-to-sign-for-it-fails CPR 6.14 states that a claim form served within the UK is deemed to be served on the second business day after completion of the ‘relevant step’ under CPR 7.5. So instead first class stamp over the counter and ask for free proof of posting, it's then deemed delivered 2 working days later. Because of nuances like this get a solicitor to write the letter, they will include terms such as 'time is of the essence in this matter' which the Judge will take as a final deadline being set.

  19. If you want to win in court you have to give them "opportunity to rectify". That normally means writing to them recorded delivery at their registered address (I'd hit every address you can find) giving them a date to sort it by. Perhaps two weeks. Otherwise a claim might get thrown out. I would do some research online about what you need to do to satisfy a court before you get any work done.

  20. If it is not chipboard then I would be surprised., whatever the price. I have poked at some pogenpohl etc to look for the differences that justify trebling the price. Some details are better, some internal extras are nice, but mostly the cost is for expert fitting. One supplier of very expensive kitchens said that his customers want to move out for 3 days and come back to a new kitchen, and will pay whatever for the lack of hassle to them. I assume the same applies to bedroom furniture.

  21. You are missing my point. With an ICE car I know it will do any journey I want, short or long (with quick refuel stops every 350 miles) with or without passengers and luggage, and with or without some form of trailer on the hook. Now I make a big thing of the towing. Perhaps If I changed our lifestyle, sold the caravan and chose a different form of holiday, then I might, just might be able to accept the other limitations of an EV. But why should I have to limit what I can do with a car? IF that is really the end game, I would like to hear a politician stand up and say "sorry you are all going to have to change to an EV AND with that you are going to have to accept some major reduction in your expectations of what a vehicle can do" So I am going to be a stick in the mud and keep an ICE as long as I can. It may well be that ICE does not do many miles but it will be essential.
