  2. So that's a standard W plan with a diverter valve - if you use a buffer tank then it makes life easy. This is as mine is planned - buffer is a 900mm direct copper tank from Newark Cylinders in their sale.

  4. I'm assuming you are looking to sell the main house..? Is the mortgage on the new property and is that the one you are having an issue with..? If so, the mortgage company may have an issue with that as you will effectively have nowhere to live. I'd suggest your first port of call is the mortgage company and explain that in (English..?) law you can't create what they want as you own and reside in both properties.
  5. Hi Neil Welcome to the forum..! I'm not quite sure where your solicitor is heading as creating easements at the point of title is normal practice and its the title that gains the easement, not the person... The issue is where the owner and occupier are the same, not the owner is the same. You may be best off talking to the mortgage company and advising them that you cannot legally create the easement unless they would like to take occupation of the new property as a tenant, and then you would have the ability to become the owner only and at that point the easement can be registered.
  6. Is that horse trailer always parked in the same place ..?? If so, can you rig a camera in there or even get one of the wildlife cameras ..? And do you have CCTV signs - seem to be a deterrent.
  7. My last one I had DataTag marked and we put the stickers very prominently. When they broke into the compound they moved it (next door units CCTV even showed their trailer etc was capable of taking it) and they appeared to have a key to start it. They left with some smaller stuff including pushing a power barrow with a duff gearbox onto the trailer. Police said that in all likelihood they left the mini digger as it was tagged. Cost me about £250 I think - less than the excess on the insurance.

  9. Ok so you need to run a batten in line with your joists on top of the OSB and membrane - then attach the ordinary battens to those counter battens. It leaves a gap under for the water to run down if any gets under the tiles.
  10. You will need to counterbatten too - otherwise you will end up with water pooling on the battens
  11. I have a Toyo as it was given to me by a glass artist friend and I treasure it - they are a little expensive but worth every penny.   12. Mark with a fine sharpie marker then scribe with a decent oil filled glass cutter and snap across a flat edge such as a metal rule laid flat. They will cut very easily as long as you don't try and cut them to say 10mm

  16. At £2-2.50 you are in Rolawn territory. Only difference between the types of turf are the blends of grass within them - bents, fescues and clovers. If you want very hard wearing then you need to probably go down the pitch turf route - wont be cheap but would do the job you're after. The quick-fix route would be to go for a meadow grass and let it establish and then do a series of selective kill/seed/feed cycles to remove the clovers and then overseed with different grass seeds to create the blend you want.

  19. DPC to the side and a narrow french drain - other option is to edge the grass with timber and make sure there is a gap between that and the last joist leaving an air gap

  21. One word ... size ..!! Combi will rarely be over 40 litres which is quite small for an oven. You need a much larger cavity for a fan oven for a turkey or similar. And we have 3 on order ..!! Two matching ovens either side of a built in microwave....! And if I can find a reasonably priced one, there will be a warming drawer under the micro too ...
  22. There is a CAD algorithm for producing spiral drilling patterns - I'm sure if you got the correct pitch too you could create a vortex.... Challenge for you there @Onoff
