Fascia too low and the bottom tile droops at the wrong angle. Too high and any water running down the membrane can pool at the bottom. At least that's what I found could happen. It's also worth checking how the tile overhangs into the gutter as very easy to end up with water overshooting the gutter. PS Eaves tiles maintain the "double layer" waterproofing. eg water going through the gap between the bottom row is diverted to the outside rather than relying on the membrane. Drawing showing only one tile at the bottom only apply to interlocking tiles.

Opinions on Planning Proposal

You can get a rough idea of the dimensions from the internal room dimensions but I agree there should be outside dimensions and height stated. On the drainage consultation there is a note saying that the "applicant needs to confirm the proposals for the surface water drainage". Not sure if this is a sign the planners are on top of the issue or if it will just cause the water co to think it hasn't been decided yet. In some areas discharge to a sewer is allowed. It says there will be two parking spaces per 2 bed house which seems reasonable to me. How many does local policy say there should be? -
Who cares if electric cars are green or not. Soon they will have plenty of range, be cheaper to build and run and may even have better performance. When people see this happening I think there could be an explosion in demand. Anyone know what the waiting list is for a Tesla model 3? 18 months? I think some car companies have been slow to wake up to the realisation that electric cars have to potential to be a "disruptive technology". The only thing I can see that might put a spanner in the works is the charging infrastructure. I can see queues at motorway charging stations for example. I can also see some people being told sorry you can't have an electric car because there are too many in your village already and the local grid can't cope.

recommending a VAT reclaim company?

If you have your receipts in date order it's mostly a typing exercise. Know anyone that can use excel? The main concern for me was what happens if the claim gets lost? It's hard to get insurance to cover it.- 30 replies

Our builder recommended them. We have ogee profile architrave and skirting and it did look better with the little blocks. Ours aren't quite plain rectangular blocks, the builder had our carpenter plane a bevel on them. No fancy detail. I can try and post a photo later when I get home.

Fan Exhaust to Neighbours Land

Avoid it if at all possible. Nothing can overhang the boundary and you can't create a statutory nuisance (noise, excess steam, smells etc). The neighbour would also be within his rights to build right up to the boundary probably blocking the vent. Installing the vent might also be an issue - you have some rights to access his land for maintenance purposes but not for new work which this would be. -
Have Geberit fixed the problem with the joint between the cistern and flush pipe? Ours started leaking and this is what I found. It was a poor design in my opinion. My video..

Someone told me they have the nerve to charge you for calls made over your broadband connection. Is that right? -
We opted for a beam & block first floor and "just" had to use denser blocks for the walls. You may have to use quite a bit more steel if there is a lot of glass.

Checked our Neff but it looks like it's 593mm wide to fit a 600mm ID opening.

Dual fuel cooker works well for us. Electric oven and LPG hob. A 47kg cylinder is expensive per kWH but the absolute cost is low because a cylinder lasts us at least 18 months.

Alarm Cable First Fix - Yes or No

We have a Visonic wireless alarm system using just PIR sensors, no window/door switches. The battery life of the PIR sensors is very good and even better if you turn off the LED that's on them. Not had a false alarm but then we don't have dogs/cats. The main decision you need to make concerns monitoring. I think the vast majority of monitoring companies insist on installing the alarm as well. -
I think your latest proposal looks a lot better than the zinc cladding. I've nothing against zinc cladding but I think there was too much of it on your proposal. I strongly recommend you do a better "street view" drawing than this one!

I think converting an agri building to residential use is permitted development (part Q). Not sure about in an AONB though.

Tom - Absolutely essential you find out the planning status of the building. Perhaps ask the owner for a letter of authority allowing the planners to speak to you. If you really like the place then might even be worth paying the planners a "pre-application consultation fee" if they insist on one. Long shot but.. _If_ you could prove that the building had been used as a dwelling for >10 years then it _might_ be possible to get planning permission on the grounds that permission cannot now be refused. This is because enforcement action has to be initiated within 10 years in cases that would normally need planning permission for "change of use". My guess is that the owner has already investigated, perhaps received a letter ages ago or it's been empty. Beware that more than one file may exist for a property. For example for my site there were two with different files with titles such as "land north of..." and land south of..". Try using the map search facility to find all applications within a few 100 yards. Not all old files are on the system though. In my case only formal planning documents were online. The planner had a paper file full of letters between him and the previous owner dated prior to him submitting an application. Ten years when we did ours I was able to book a time to go and see this file. The receptionist had to recover it from the planning officer. Not sure if this is still possible.

We had exactly the same. In the end I wasn't able to keep up and had to tell the builder that I would fit out one of the bathroom myself later as I couldn't keep up with the demand for second fix items.

Ask your electrician/anyone on other networks if they can get 4G at your house. If they are happy ask them to visit the web site www.Fast.com for a speed check. There are only 4 networks, other suppliers resell them :EE, Three, O2 and Vodafone.
