If the stud wall hasn't been built use two sets of studs one for each side like this with sound insulation. Ideally two layers of plasterboard both sides. View from above..

Stamp duty query
Temp replied to Pocster's topic in Self Build VAT, Community Infrastructure Levy (CIL), S106 & Tax
If you own a house and buy a second one (for whatever reason) you will pay the increased stamp duty. If you then move into the second house and sell the first you can reclaim the higher rate stamp duty provided you sell the first house within THREE years. But note the 3 month time limit to make the reclaim.. https://www.gov.uk/guidance/stamp-duty-land-tax-buying-an-additional-residential-property -
Vat on electric garage door
Temp replied to lizzie's topic in Self Build VAT, Community Infrastructure Levy (CIL), S106 & Tax
If they were installing it then their labor should be zero rated. Then materials eg the door etc should be supplied at the same rate. No reclaim required. If you install it then I don't think you can reclaim the vat. I mean on the electric opener. The door itself is ok. -
Perhaps you could pull a smaller duct or water pipe through the existing duct?

I think swa is ok in the ground without a duct.

I have a small set of Dewalt bits that I think we're described as universal bits. Very pleased with them. Once used them to drill holes through the hinge pins on a bunch of field gates so padlocks could be used to prevent the gates being lifted off. Went through the steel nicely even though I was using a portable drill.

Anyone know how much sway Parish Council has?
Temp replied to nubbins's topic in Planning Permission
+1 I've been on both sides (applying for and opposing applications) and Appeal Inspectors put a lot of weight on formal written plans be it National, Local or Neighbourhood. One concern I have is that a lot of weight is given to the plans because they are subject to public consultation. This holds even if few people know about the consultation and fewer actually read and comment on them. Basically it allows the government to say... Hey look you had your opportunity to object when the plans were put out to consultation. It's your tough luck if you didn't know about them or read and respond to the consultation. -
+1 to that. Great not having the PC die just because the hob ignition or toaster element failed.

Vacuum cleaner recommendations?
Temp replied to Jeremy Harris's topic in Kitchen & Household Appliances
We have a Dyson that's about 11 years old with filters that must be cleaned at least every 6 months. If you don't clean the filter the motor finds it harder to push air through, it draws more and more current and you risk burning out the motor. This is pretty much true for all makes of vacuum cleaner that have filters. We also have an unbranded cheap wet vacuum cleaner similar to a Henry. This is used mainly to dry stone/tiled floors after mopping. If you don't dry the floor the water runs into the grout lines and evaporates leaving dirt behind.- 81 replies

Walk the plank traps from ebay UK.. https://www.ebay.co.uk/itm/Useful-Durable-New-Original-Walk-The-Plank-Mouse-Trap-Rodent-Auto-Reset-UK/302571823806?hash=item4672afa2be:m:mnrPruDuZV2qay3aQO285ng See type #3 or #4. Looks like other sellers on ebay might be cheaper.

I can confirm that the ultrasonic/electronic devices don't work. Peanut butter on conventional traps works but they need resetting. Lots of ideas on youtube for traps that collect multiple mice...

Just to add that AAV need to be accessible in case maintenance is required.

Normally you have several stacks on each run to the main sewer. Most BCO will want the furthest stack to be open vented but the rest can have AAV.

We have flat metal faceplates in our house. For our media plate I ordered a blank double plate and fitted my own connectors. It's got something like.. 4 HDMI, 1 F-type 3 speaker sockets 1 RJ45 1 3mm jack socket for an IR extender Most are through panel types with an identical connector on the back as the back box opens into a media cupboard. Took about a day to make with drills an files as I didn't want to pay for punches that I didn't think would go through the steel plate. Would be easier on a plastic plate.

See section 3.3.4 (b) "Work closely connected to the construction of the building". Includes driveways. https://www.gov.uk/government/publications/vat-notice-708-buildings-and-construction/vat-notice-708-buildings-and-construction I don't see a problem reclaiming the matting as hardcore isn't shown on plans either and that can be reclaimed. I haven't used gravel retainers but have used concrete "reinforced grass" blocks.

High speed broadband a legal requirement by 2020
Temp replied to a topic in General Self Build & DIY Discussion
Placing of the fibre cabinets seems strange at times. We saw openreach installing fibre along the rural road to our village. Then suddenly they stop an put in the cabinet just under 1km away from the village boundary. To get power to the cabinet they had to continue trenching the remaining 1km anyway and put a transformer in the village. -
Designing a rapid reacting 'real' air temperature sensor
Temp replied to MikeSharp01's topic in Boffin's Corner
I would think that a naked welded tip thermocouple would be about as fast as you can get. -
In England it's very much up to the BCO what third parties need to be involved. In theory a BCO can sign off everything themselves but they frequently ask you to involve an expert when they are unsure about something for whatever reason or just to cover their backside. You can try arguing but in the end it's down to you to show compliance so if they say you need a particular expert to check or certify something you will probably have to get it done.

Devices dropping out of WiFi
Temp replied to ToughButterCup's topic in General Self Build & DIY Discussion
There have been numerous versions of wifi over the years (eg 802.11b, 802.11g, 802.11n, 802.11a, or 802.11ac etc) some manufacturers rushed out their routers before the standard was finalised. Might be worth trying a router update but obviously a new one would achieve same thing. We switched to a Billion router about two years ago when fibre became available. I didn't intend to use the wifi capability as we already had wifi access points set up but I've been impressed with the signal strength especially as it doesn't have an external antenna. I can't be sure it's not a one off but very happy with it. -
I can't provide evidence that solar farm reduce house valuations but I know I'd rather live next to green fields than a solar farm. As for wind farms the LSE found upto 12% reduction.. http://personal.lse.ac.uk/gibbons/papers/windfarms and houseprices november 2013 v5.pdf "Wind farms with 20 or more turbines reduce prices by 3% at distances between 8-14km, and by up to 12% within 2km."

Temporary park home accommodation and council tax
Temp replied to joe90's topic in Party Wall & Property Legal Issues
That works as long as all the occupiers of the van can claim to be site workers. If you have kids or spouse that works 100 hours a week for the NHS the planners could decide they can't possibly be site workers and that would trigger the need for planning permission. -
Temporary park home accommodation and council tax
Temp replied to joe90's topic in Party Wall & Property Legal Issues
Just for info the issue of Council Tax and Planning permission are separate in law. It's quite possible/allowed for the council to decided that "separate use" is occurring (and therefore that council tax is due) and at the same time tell the owner he doesn't have planning permission for "separate use" and issue enforcement proceedings. If you don't pay council tax they eventually take you to court for the unpaid bill and send in the debt collectors with all the black marks that puts on your credit file. So I would certainly pay a council tax demand although you probably should check the banding is correct and appeal it if necessary. -
CU: where to install it / them ?
Temp replied to ToughButterCup's topic in Consumer Units, RCDs, MCBOs
Just for my own education... Can you put the Henley block before a pair of isolators (one per CU) or must it go after an isolator?
