  1. I have little knowledge about plumbing systems for what is required and I am designing my own self build. What sort of space is needed for items? I have given space for a boiler but im not sure what other items are included in the systems, like will I need a water tank in the roof? I have an inhabitated loft with a bathroom up there, so does it need to be higher than everything or can it he hidden in the eaves?

  3. the ground floor is 38m2, I have legal costs, surveys and utilities etc within the £70k build figure, to save money I will do as much work as I can myself, I work as an architect assistant so I have done all the technical drawings myself/will manage the project myself and the plot is located in Yorkshire. I don't have a mortgage yet so not sure about remortgaging values, so they still go on for example, 4.5 times your income slike with a first time mortgage?

  6. Hi, Im hoping to self build on a budget a small 1.5 story, 2 bed, 1 bath house. We have £12,350 in cash (£7,350 in savings & £5,000 offered by mum). The highest LTV I have seen is 85% with build store. If this was the case, I would take a personal loan to have a cash amount of £20k and take a mortgage for £113k. Giving me a total budget of £133k. This would mean by budget for building would be: Land £50k Build £70k Contingency £13k If I was then to switch to a standard normal mortgage after competition, how much would I be able to take out on the house if its value is a min of £160k? Could I take out £128k to pay off the self build mortgage, in addition to paying back the loan and my mum?
  7. I am interested in a narrow strip of land maybe 6m wide, like a lot of English terraces they have side access which usually leaves a 1m -ish ally along the buildings. I would plan to add one so that I can use side access. However the land sale and planning permission includes right of access for the neighbour (who I would share this ally with. My question is whats the minimum width I would have to give to this space, would 900-1000mm be enough?
  8. Thanks for your answer, the reason I decided on build store because they are offering 85% LTV at the moment and if I am going to be able to do this on limited savings I need the highest LTV possible really. Having looked at other mortgages they seem to be only around the 75% mark.
  9. I have had a good search of the internet but cant actually seem to find any details on what a build store self build mortgage can be used to cover. When budgeting I have broken costs down into several areas including Land, Materials, Utilities, Equipment, Labour and finally Legal (surveys/mortgage fees, planning fees, architect fees etc). However I would like to find out if a mortgage can be used to cover the legal side as well as the others?
