Remove the aerator (12) and ball joint (11) and the fixings from the outlet - look into the body and see if you can withdraw the tag (9) from the body releasing the mixer body. Grohe taps have something similar - that sometimes needs levering out too... -

Private road or one with public access...?? Council have no right of access to private property so even if you did build it closer unless they took enforcement action they cannot access your land to prove it...- 21 replies

My merchant account with MKM is as good as trade - better in some places. I have Wickes and TradePoint anyway, local timber merchant thinks I'm trade anyway so I never question that one ...! -

Glue it and 35mm staple to hold while it's drying.

So this is tile warming not room warming ...?? 25mm to play with ..?? 10mm tile 2mm adhesive 6mm SLC with heat wire in it 6mm thermal board leaves you a mil to account for floor unevenness .... -

28mm pipe fits into 28/25mm Armaflex that feeds into 80mm duct ... or 22mm pipe fits 22/25mm and 68mm rainwater Both are DIY

Have a look at Amica - been quite impressed with the quality of them and pricing is good -
There is a BIG difference between formwork and ICF...!! Formwork is either temporary wooden or steel shuttering designed to retain the concrete mass - ICF is just an outer insulation shell and normally needs additional bracing to retain the pour. I've never seen a manufacturer of ICF recommend a poker used on their product and most actively discourage as a poker touching the side of ICF will most likely blow a hole in it. If you have pump grade concrete it usually includes various chemicals to make it flow - air in pump grade is highly unlikely as its much more fluid than normal concrete. The issue is that because of this if you vibrate it too much then it will separate the aggregate and it will become weaker.

Shouldn't need it really - blocks will hold up, butter the lintel well and the wedge it into place. You are leaving enough space to get the frame in with some room for alignment aren't you ..? -

4:1 by volume will be fine - don't be tempted to use rapid set ..! you can buy the bags but they are usually slightly weaker. -
Easy - just go North !! South of London the prices are silly...! You can get a plot near Grantham / Newark to build on for around £275k, that house would "fit" well in a semi rural plot and £375k build gives you £100k for contingencies and an East Coast season ticket for 20 years...
