  1. Nope - insulate them properly all times as it’s about condensation risk. Also worth tilting them down slightly toward the outside so they self drain.

  5. Only if your holding is above 5 hectares. Growing food does not automatically count as agriculture - there is a financial test on the viability etc. This is what catches a lot of smallholders out when it comes to BPA and other schemes.
  6. That’s fine for a straight run - 1:40 to 1:80 is recommended so you will get 150-300mm drop over that distance. If you consider a rest bend is 450mm from ground level to invert so you have 250-400mm to play with there.
  7. I think you need to look at the whole system costs. To get to 0.13 by standard construction you will need 160mm of PIR over the slab, plus the screed at 75mm. Whilst Tetris will be an additional 85mm in height, it’s cost saving is that you don’t need the block infill as that is replaced with the EPS, and your PIR cost will be lower.

I’m assuming he is taking full liability for the requirements of CDM in this instance - has he suggested he provides a construction site plan as part of his work..?? If not, who is he advising will be responsible for CDM2015..?

  11. usually the words used by someone who hasn’t fitted them properly.... they need to be tight up to the bottom of the floor above, and preferably insulated below too.
  12. 1050 x 1820 is standard So if this is being framed internally and you have cladding externally, can you not just make the opening to meet the window ..? Pretty simple to do. Alternate is go for a pair of 1050x900 side by side and put a timber post down the middle. Assuming BRegs don’t apply here, you can pretty much do what you want. And a cill is a must - stops water tracking back under the frame.
  13. I could pull two tiles and put these vents in quicker than you could get the core drill out to do the first hole.... If the intake / exhaust are going to be more than 1-2m then they need to be properly insulated.
  14. Go through the roof...? If you have Marley Modern tiles, I may have a couple of Timloc roof vents that would be usable to go straight through the roof for a reasonable price...

  17. Water tanks need a specific design for the platform. It’s in the standard details.
  18. 50mm of concrete (which is essentially what you are talking about) has a span to depth ratio of 35:1 when reinforced, and reduces to 20:1 when non reinforced. So your 50mm of concrete could span 1000mm in either direction unsupported. The compressive strength of PIR is around 150kPa, or 15 tonnes per square metre...
  19. Electrics and mechanical are steep - should be max 2/3rds that even in London pricing. Windows are mental for standard uPVC unless you’ve got 10m bifolds that you’re hiding ...!! Basement - get another quote as that seems very expensive.
  20. Ok so.... Allotment, orchard or nature reserve are amenity land classes and not agricultural so you can’t do that, unless you’ve got hectares or more. The 5 hectare rule also applies to barns, the most you can put up on smaller plots is a field shelter which must be moveable and that has to be on land greater than 0.4 hectares (1 acre). Anything else, you need planning.
  21. Tbh it’s normally bedded with 20mm and then encased on top / around the sides and job done.
  22. Ytong are fine but I would shop around for quotes. How many do you need ..? A full load is 158sqm near enough, if you can take 22 pallets and stack them on site then you can get some really good prices. Where are you located ..?
  23. Is that ex VAT or inc VAT..? I’m being quoted £9.20 by TP and £9.25 from MKM ex VAT currently.

  25. ..... hope you have that in writing ..!! 14,000 is 32 packs, I would expect that to make sure you don’t have a problem they would need you to take them over a 2 week period at most. Anything more than that and you’ll have variations.
