Which option you choose I would always use an insulated plasterboard on the underside As a contractor I’ve been back to so many that have cracking and nail popping issues Usually South facing Also it will insulate across the rafters -
It’s unlikely that BC would let you sit another row of block on the existing foundation's As there wouldn’t be enough width You would have to put another strip of concrete parallel to the existing

Another plus is If you get the trades in yourself You can pick and choose Where as your builder will just ring round and get whoever is available Fast =£££ Especially on a self build

I would run it but a Structual Engineer if you haven’t already done so -
This arrangement is becoming quite normal With many builders struggling to find trades to first and final fix It will certainly work out cheaper But take longer than a turn key If your not on a tight deadline It will be an arrangement that will suit you both

A good friend of ours called round yesterday evening He’s a brickie and has 60 plus bricklayers working for him and his partner and this is happening to him on a daily basis With his guys moving between him and other brick barons If there work is ok You will probably be better paying them the CASH and moving on -

Electricity prices will simply track gas price Most of our power stations run off fossil fuels If ASHPs ran off fresh air There would be a tax on fresh air Id expect ASHPs to be about 20% more expensive to run than gas

Extremely optimistic Ive just finished doing them myself and quickly went through 50 k On good ground Buying the tank and underground drainage has cost 8 k Concrete and stone in as cost 20 k plus Pipe bedding has cost 2 k Muck away would have cost a fortune But I brought a dozer in to bury the clay £500 plus vat per day Don’t underestimate the GE costs

We also looked at GSHP and dismissed for similar reasons We also dismissed PV for the same reasons Plus it looks awful ASHP will always be more expensive to run than gas But 75% more is way out We have a gas boiler and UFH on our first build Running costs are low Certainly for heating I would be looking more towards boosting insulation levels

The problem with a kiosk Is that Something is likely to run over it at some stage Especially where you intend to site it You probably won’t need much in the way of power till the house has a roof on Contractors will be fine with a geni till then
