We have a similar situation Perhaps I’m over simplifying But I would say it’s definitely not your responsibility If the pipe belongs to your neighbor Its there responsibility to maintain it If it was your pipe Oozing out onto the neighbors You wouldn’t need to think who’s responsibility it was to fix it

As someone who has bought many buy to let’s over the years I would say No it won’t hinder you not having a trade Whilst I’m a builder My wife has a far better eye for a good investment than I have Your long or short term return hinges on your initial purchase Worst house in the street Road and rail links etc Good luck Lots of potential out there

In actual fact It doesn’t really matter what you put on If the water gets past the tiles then the tanking Your screwed I’ve been tiling for forty years now The tile adhesives and grouts are almost problem free and the tanking systems are fool proof But as Nick says they need to be applied correctly -
We are finally out of the ground B&B in and both the workshop and house up-to dpc Drains and treatment plant in 80k spent A fraction of that went on labour Whilst we are on better ground than last time and only a handful of trees to contend with Ive stated many times Groundworks are impossible to cost accurately Especially at the moment Whilst we are building traditional again The GW costs would have been exactly the same if we had gone the TF route

The only drawback with it is you need a digger or forks to get it in and out of the van It was good of my mate to lend it to me

No it arived at 4pm and my mate dropped the float off at 12 the next day

Bit of a cock up yesterday The 8 cube of concrete for the workshop floor on arrived at 4pm Whilst it flattened out nicely It was to late to get any kind of finish Just taken delivery of a ride on float Seems pretty hard I’ll put some pics up later of a beautiful flat floor Or a total mess that needs rr doing

Yes A plastic stem with a 50 mil head 10 mil hole and a couple of taps with a hammer 2 minutes per sheet Readyfix sell them

We used Protec on our last build The inspector spent less than 30 minutes at the house over the two years and didn’t get any further than the hallway on the final inspection None of the SWs will ever pay out But a necessary evil if you intend selling This time we’ve gone for the cheaper option of a professional certificate £1500 Rebuild 600k -

I think you could go back to the original Sap assessor Whilst it would be pointless for any of us to mislead the sap accessor It’s all done on trust A self builders air test can be trusted As we are all aiming for the best possible airtightness I work on many different housing sites and can’t remember the last time I saw an air test being carried out But most are rated at 2. First of all You builder will understand that HE has brought the job forward and any lack of preparation can’t be blamed on you Second Block and Block with a good fill of insulation is probably the cheapest and less likely to be effected by material delays Third You would probably have been theses same thoughts in six weeks time 😁 Better six weeks early than six weeks late -
ideally you need to fit the membrane before the studs Run a line of acoustic sealant along the wall perimeter Then shot fire a 25x25 metal angle over the membrane and acoustic sealer As pictured
