    Concrete slab

As above Also it would be a mammoth task mixing 8 cube with a mixer Mine arrived late in the day at 4pm and 430 and was down before 6pm

    Concrete slab

The mesh I put in is the smallest grade 30 quid a sheet Just to prevent surface cracking

    Concrete slab

Very difficult to remove afterwards Absolutely unnecessary Ive just laid a similar size slab 9 cube 2 hours
  5. Which option you choose I would always use an insulated plasterboard on the underside As a contractor I’ve been back to so many that have cracking and nail popping issues Usually South facing Also it will insulate across the rafters
  6. It’s unlikely that BC would let you sit another row of block on the existing foundation's As there wouldn’t be enough width You would have to put another strip of concrete parallel to the existing
  7. Another plus is If you get the trades in yourself You can pick and choose Where as your builder will just ring round and get whoever is available Fast =£££ Especially on a self build
  8. I would run it but a Structual Engineer if you haven’t already done so
  9. This arrangement is becoming quite normal With many builders struggling to find trades to first and final fix It will certainly work out cheaper But take longer than a turn key If your not on a tight deadline It will be an arrangement that will suit you both
  10. For what it’s worth I would replace the word Gym with just storage
  11. I’ve used CMLC this time For a professional certificate £1500 Paid in stages Seem ok
  12. Bogging should say nogging Also you will have to notch out 5 mil for the straps that hook into the cavity and sit on the top of three I joists
  13. Spot on Joe Counter baton with rough cut 75x25 mil Also save bogging out
  14. A good friend of ours called round yesterday evening He’s a brickie and has 60 plus bricklayers working for him and his partner and this is happening to him on a daily basis With his guys moving between him and other brick barons If there work is ok You will probably be better paying them the CASH and moving on
  15. Before plastering for mainstream builds After for all of us 😃
  16. Yep Muck away is going up daily Massive fines for farmers taking muck away and the plot owner
  17. Electricity prices will simply track gas price Most of our power stations run off fossil fuels If ASHPs ran off fresh air There would be a tax on fresh air Id expect ASHPs to be about 20% more expensive to run than gas
  18. Extremely optimistic Ive just finished doing them myself and quickly went through 50 k On good ground Buying the tank and underground drainage has cost 8 k Concrete and stone in as cost 20 k plus Pipe bedding has cost 2 k Muck away would have cost a fortune But I brought a dozer in to bury the clay £500 plus vat per day Don’t underestimate the GE costs
  19. We also looked at GSHP and dismissed for similar reasons We also dismissed PV for the same reasons Plus it looks awful ASHP will always be more expensive to run than gas But 75% more is way out We have a gas boiler and UFH on our first build Running costs are low Certainly for heating I would be looking more towards boosting insulation levels
  20. I’d expect Italian at 32 Russ If you have a decent area Rocia and Almurad will do a deal Trade is about 40% off showroom price
  21. Beat me to it Keep it simple planners arnt really that bothered Building Control is He or she is likely to change drainage plan
  22. I’ve just completed our foundations and drainage Muck out stone in All very expensive As on our previous build It’s the only part that you can not accurately predict The only way a company will do a fix quote Is to load the quote
  23. The problem with a kiosk Is that Something is likely to run over it at some stage Especially where you intend to site it You probably won’t need much in the way of power till the house has a roof on Contractors will be fine with a geni till then
  24. Our Quooker has been on continuously for the last three years Hope I wasn’t meant to turn it off each evening 😂
  25. Block paving is an easy diy and complies with Permeable BRs
