  1. The rules are not clear to me but the implication is you can only claim for materials incorporated in the building. If a completion certificate has been issued, further purchases would appear to be out of scope. Happy to be corrected as I am going for completion shortly and planning to order a list of materials before the certificate is issued.
  2. Someone may correct me if I am wrong but I believe you can only make one claim for the whole project covered by the planning permission. Not sure then if you can apply different rates to parts of the project. Normally VAT reclaim is quite straightforward but in this case I agree with @joe90, it is worth engaging a specialist
  3. I used similar magnets to hold a tile on a backing board but I also sealed it in with colour matched silicone, so no danger of it falling out. Of course it needs a knife running around the seal if I need access.
  4. Wunda here, seems good quality and works well. I went for standard controls now changing to smart stuff so would recommend installing smart in the first place
  5. I believe this is how my ASHP (Grant Aerona) regulates flow temperature and it seems to work. Not sure if it makes for faster warm up times but certainly helps with temperature stability.

  7. Not hard at all! I did mine and most people will do a better job themselves. Does that price include balance and commissioning?

Not sure if this thread is directly relevant but here goes … I am retrofitting Wundasmart stuff, got one thermostat and hot water working off a hub but I need a signal from a remote wiring centre to use the second thermostat/hub channel. Basically need a wireless equivalent of a single core between hub and remote wiring centre, can I use a Shelley device and if so, which one(s)?
  9. Option 1 is too far back, normal arrangement is about half newel width in front of the riser and landing facia to enable through fixing. Can’t see any fixing from the bottom of a newel post being stiff enough.
  10. A relative does valuations. For standard houses, he does a drive by just to check the house exists and not burnt down.
  11. Can’t comment on the wood pattern tiles but Presleys will give a discount for quantity, very easy to deal with.
  12. I have never heard this but on the other hand not needed to seal around multilayer pipes. Why do you need to seal, what do you mean by penetrations? I would follow manufacturer’s advice and use an acrylic sealant.

  16. Welcome, tell us more (photos always good to see). We are not too far away if you need any recommendations for trades or suppliers.
  17. I wouldn’t rule out dealing with builders merchants. If you are prepared to order a full load which is delivered directly from the factory, they will probably do it cheaper than you can buying direct, even with their mark up.
  18. Internet sellers, Aqva for example. I shopped around and bought from the place with best price. Fine if you know exactly what you want. Go to one of the glossy showrooms to decide first.
  19. Not unless there is a steel column we can’t see. Might be holding up the plasterboard and the pot plant but that’s about it.
  20. Tend to agree with @MikeGrahamT21 but you could try a 9mm drill into the brick (10mm clearance hole to get the plug through the plaster). It can be a matter of feeling the resistance of materials as you drill
  21. Like the stripes in the lawn … that’s about it really. Completely over developed, can’t believe planning policies allow this kind of thing to happen. As @ProDave said, would have been better to create a cluster of separate houses similar in scale to the original.

  23. I agree, shocking amount of money to spend especially when they had to borrow most of it. Can’t understand how they can afford the mortgage. No concept of value for money. I did like most elements of the build but not worth what they spent.

  25. Have you called these companies? They might not have 1500 width in their standard stair builders but should be able to customise for you. I used TK Stairs, nothing of that size but they seem quite adaptable.
