  2. mist coat, spirit level. our chippy uses the pu foam gun to stick it. just let the plaster dry out fully first, you dont want mdf skirting blowing through damp.

  7. no, unless its 3 stories or if the bend can be reached from any other part of the run, i.e. a chamber.
  8. you need to seal it to whatever your inside structural finish is going to be. Sit the frame back so its in line with your insulation and tape it to the timber frame on the inside all the way round.

  10. just a heads up 150mm celotex and 100mm wool would fail new build requirements for a warm roof as its right on the limit of 0.12 against a limit of 0.11. Obviously you can do a worse job on refurb on extension although don't know why. If you don't have the height available as the architect didn't plan for it drop the PIR boards down into the rafters as well, use gappo tape on the cut edges to get a tight fit and don't forget to alutrix or other vapour barrier under the whole lot lapped down onto the internal walls.
  11. We got ours from local merchant we using for the house build, they had to order it in special. Was £105+ vat but its not far off double the size. the standard hockey stick (i put them in the cavity and lintel out underground as we have a plinth and they look rubbish on the outside) fits. I spray the whole thing to match the guttering colour before fitting then cover it masking tape to protect it from the brickies.
  12. innovative! Similar dilemma myself, we are building an inglenook but don't really want a live chimney (air tightness) and all the extra heat. We are opting to make a live chimney so any future owner can have a log burner and seal it. Then fitting an ethanol fire basket.   13. it's not actually that expensive to get rid off, the garage/workshop we demolished had the corrugated roof. It's low risk type so as long as you dont drill it to make dust its pretty easy to work with. Our local skip company charged £120 a ton to take it as long as we bagged it all up. You can buy a type of elongated jumbo bag that is double skinned you put them in and they can be lifted using the straps. You get a waste transfer note to keep just in case anyone comes a knockin asking questions.

  16. ignored. our useless shower take 5 weeks to acknowledge an application meaning from the date you pay the application its a minimum of 4 months.
  17. in fact thinking about it id be inclined to put the kitchen in the front of the house and have a glass slider the length of the back wall where the sinks currently are. make the lounge at front the dining room then have a massive lounge at the back open to the rear garden via the slider.
  18. kitchen could be made nicer as well you have masses of wasted space that could be made interesting. Needs a decent kitchen designer to have a look, surely can do better than a bog standard L shape!

  21. no way would i use a conc or off the shelf lintel above a bifold. They always flex in the centre which could pinch your door and make it not open smooth. A 3 m section of steel rsj will guarantee it wont.
  22. i think double doors into main rooms - lounge, diner, master bed etc where the size allows looks great, pretty much all the £££££ houses have them! Not a hugely expensive upgrade either.
  23. cool, if you were using brick many of the windows didnt work brick so could be tweaked now to avoid cuts and ££.
