key here is holiday let. This change of use specifically needs planning as the rules changed. Maybe worth going back to residential first via certificate of lawfullness as it was converted in the 80's shouldnt be an issue. Once you got that then look at change of use planning ? -

surely you are going to have to remove the slab before you start to get insulation in ? or do you have the head height to go over it with 150mm insulation and 75mm screed ?- 7 replies

badly planned from the start unfortunately, need much bigger cavity to accommodate todays level of insulation. easiest will be to overboard inside the rooms with 100mm celotex then plasterboard over.

looks from the coursing the top of the piers are about 1800mm ? You can goto 2m without applying for planning permission. Add more bricks ?

cart before the horse. mature oak > 12m in height if your on clay means engineered footing. Talk to your SE he will have a soil test supplier, ours wanted to witness the trial pit and took the samples. Once he has the results he will provide you with a spec which you can then get priced. Not really possible to DIY/cheap this step. -
most likely the dew point is occuring in the foam. Exactly what happens to incorrectly constructed warm roofs, rots them out.

to get them straight the tiles/tile and half either side will need recutting so the bonnets can sit square and in line. I'd order arris hips to suit the pitch and some more tile and halfs to cut in. -

arris hips look much better and no muck.
