  1. if it was England, all they grey shite needs ripping out and replacing with underground drainage to a proper fall with a chamber on any change in direction.
  2. key here is holiday let. This change of use specifically needs planning as the rules changed. Maybe worth going back to residential first via certificate of lawfullness as it was converted in the 80's shouldnt be an issue. Once you got that then look at change of use planning ?
  3. you may find they enforce against you as the owner. May not be best idea to make a big stink.
  4. as long as the run off from the tarmac goes to a soakaway then they are fine.
  5. bog standard (excuse the pun) macerating pumped chamber.
  6. surely you are going to have to remove the slab before you start to get insulation in ? or do you have the head height to go over it with 150mm insulation and 75mm screed ?
  7. back to screwfix then.
  8. found water rather than air test much easier and requires zero kit.
  9. any reason for using 2 x 7n's over 1 x trench block ?
  10. roof supplier on hook for fixing the roof, remember you tend to get more out of people by not shouting at them however tempting it may be... All consequential damage is home your insurance I would say otherwise they would have unlimited liability.
  11. agree dc / low power only outside.
  12. badly planned from the start unfortunately, need much bigger cavity to accommodate todays level of insulation. easiest will be to overboard inside the rooms with 100mm celotex then plasterboard over.
  13. all depends on the VCL and how its fitted. As long as its brought down the internal walls to seal the roof up should be fine.
  14. looks from the coursing the top of the piers are about 1800mm ? You can goto 2m without applying for planning permission. Add more bricks ?
  15. cart before the horse. mature oak > 12m in height if your on clay means engineered footing. Talk to your SE he will have a soil test supplier, ours wanted to witness the trial pit and took the samples. Once he has the results he will provide you with a spec which you can then get priced. Not really possible to DIY/cheap this step.
  16. most likely the dew point is occuring in the foam. Exactly what happens to incorrectly constructed warm roofs, rots them out.
  17. Get another roofer in to quote to sort, take off his quote from what you owe the builder.
  18. the issue is you only have a 'house' once you have a completion cert, until then you have a building site.
  19. excellent news. All green tax should be suspended until china has closed its last coal fired power station as its completely pointless until that happens. Loony lefties can of course voluntarily give up all oil based products and services, but why do they always want to force others to do the same ? No wonder Hitler was a socialist.
  20. why is he refusing ? could always mention you will complain to hmrc for vat fraud, an audit from them no one wants!
  21. will be fine, just put polythene down over them to stop any damp coming up and crack on.
  22. to get them straight the tiles/tile and half either side will need recutting so the bonnets can sit square and in line. I'd order arris hips to suit the pitch and some more tile and halfs to cut in.
  23. arris hips look much better and no muck.
