its not rocket science. heat pump = 10k and 5 min showers then you freeze. dont work when its cold etc combi = £750 limitless cheap hot water. And no i dont like them they are expensive and give a substandard service.

oh and all new build sites now have to have a 3-phase supply installed, even if you only want a single phase meter, more £££££

my choice would be planings if you can get them or recycles hardcore, it will get muntered during the build anyway with telehanders, conc wgeons etc so just make it useable (200mm) and sort after.

there is no extra charge for 32mm connection and as the cost increase in MDPE is miniscule id run it in 32.

what does this include the shell to wallplate ? The roof?

what thickness and make of boards was used (egger ?), what glue was used ? What spacing of screws was used ? Done properly using decent board it wont squeek at all.

and make sure there are no underground utilities running through the plot before you buy. If its sewer it may make the build unviable.

if I understand from your photo, water is flowing into your garden from the uphill side ? French drain along boundry with perf pipe and pipe it away downhill. Add latrerals to it from the garden as well if it hangs wet. The question is where you pipe it to. Old houses pipe it into the sewer but this is frowned upon now. Where does your roof drain to ?

impossible to know. You will have to ask them for quotes. could be £100 could be £25000 .

without reading all 3 pages, gas combi is way to go. Will not be beaten on price and running cost by any other system.

can they ? depends on how you get on with the plumber but yes. Should they to the letter of the law ? No. Same as you shouldn't do 31 in a 30. -
its hard to see from the photo but it doesn't look like there is a tray or dpc on the chimney toi stop water transmission through it, the repointed top is a bit of a giveaway. have a look at LABC https://www.labcwarranty.co.uk/blog/how-to-ensure-your-chimney-is-constructed-correctly/

hows is look inside the loft, can you see where the water is getting in ?

brickies normally pack out any bows with some slate.

underfloor without insulation is a total waste of time and money. dont bother.
