  1. mk1 shovel. Assuming its not 20 feet deep, just dig down and expose it. hours graft ? lot cheaper than getting the drain man out with his cat scanner.
  2. Letter to planning, do I need planning for fence ? Reply back 'no' crack on 'yes' bang in an application.
  3. couple questions, what is the flat roof make up. is it warm or cold ? Did they lap the rubber up and under the bottom row of tiles all the way round ? Water will be 100% overflowing under those tiles and dropping into the roof. It's not great, id be inclined to get a professional in to re-do the lantern upstand and insulate it, pull down the plasterboard and see what state its in. If its a cold roof then there is no ventilation that I can see and if it was a warm roof the vapour barrier isn't up to much. so annoying the amount of cowboys there are out there.
  4. is it a warm or cold roof underneath? Rubber all day long over fibreglass.
  5. first job is get the services disconnected/moved. If you have gas this can take a while. forget skips they cost a fortune you want a grab wagon. The chap with the digger who knocks it down will know someone. It makes lilfe easier if you strip as much as you can first, so all woodwork - skirting, doors, wardrobes, kitchens etc and burn. Also all the rads, pipework and scrap it. You will be charged much less if you can segregate it a little, the digger man will have a grab for pulling out the roof trusses etc so you can burn them.
  6. only 100mm insulation not 150 ? and 50mm screed is thin, really need to be 75mm
  7. brick them all up. building control couldn'tt care less as long as fire regs are complied with. They are not there to enforce planning.

  13. im sure it will be fine a normal 1.8m fence, saying that for peace of mind give planning a call. Tell them what your proposing and see what they say. It would help if you could reference similar fencing adjacent to footpaths in your area as a precedent.
  14. Reason I ask, building control normally pick up obvious errors on drawings like narrow doors, too close to boundary etc (who did the drawings ?) when you send them plans before work is started.
  15. For a single person I can see it would work for you. An immersion heater may well have been cheaper though. Females on the the other hand would empty that little tank just washing their hair and wo betide when it runs cold...... They ARE expensive to install by a factor of 10 minimum compared to a combi and provide none of the benefits. They only offer drawbacks. If they were so brilliant then why is there a RHI scheme to subsidise them ? You have a very narrow blinkered view, I'm looking at the larger picture.
  16. It's a nice feeling isn't it 'free' electric! My own solar has done really well the last week of sunshine, not to mention the 60p fit... I bought a tesla Powerwall 2 years ago so I could time shift my usage and take advantage of the solar and hourly billing. Really pleased with the investment.

  18. do you have a race to get up early for the shower in the morning before its gone or do you have a weedy 2lpm caravan type showers !! that's how a combi works yes. As joe highlighted there are places where its the least worst option but they are only ever an expensive poor cousin to a combi.

  21. Where's my solution you are designing for a heat pump to provide limitless host water for less than £750 installed ? I fully understand I'm preaching to the converted here, but for the rest of the market they are economically unviable. Just have to read the reams of people moving into a new build with one, they wife has a shower and there goes the hot water. Like being back in the 70's. Fair enough the nice here for self builds where cost may not be the main factor they can be made to work but they are niche and once Worcester bo9che get their new boiler sorted will be the betamax to the VHS.
  22. i agree at a cost. Design me a solution that does it cheaper than a combi.
  23. your saying they provide cheap limitless hot water ? Thought not.
  24. you are the exception that proves the rule Joe! They will only ever be a niche product, how is a council house family of 5 meant to get 5 baths and hot water and heating out of one in 24 hours for less than £60 a month in utility bills ? Worcester Bosche have the right idea.
