  1. I had not heard of the oil pulse ones. I have a Makita and it it great for driving in coach screws and long timber screws but never used for more than an hour at a time. The oil pulse ones sound good for plasterboard but I would never use it enough to justify one.
  2. Nice drawing Ian. Like @Construction Channel says, cut the studs straight as it is simpler. You can wedge a bit of batten in the gap at the top to get a better fixing to the rafters. The top row of pb screws will still be fairly close to the top of the board. Are you building the wall on the floor, then raising it?
  3. Normally it is one vent per room. Some systems have a manifold and smaller ducting.

  7. You only need to demolish the existing bungalow to lock in the as-yet-not-applied-for consent for a replacement dwelling. Your planning consultant is best placed to deal with the application.
  8. Their job is to approve applications that comply with local and national policy. Ask you planning consultant what they think. If you got consent for a new dwelling, you could demolish the bungalow. The consent would then be locked in.
  9. It may be worth applying for a knock down and single new 3000ft2 dwelling as a halfway measure. If it got consent, the planners would then have to view a subsequent application for 2 dwellings against this.
  10. The master bed looks a bit small and I don't like the en-suite through the dressing room. Did you think about having the master at the front, beds 2 and 3 at the back and perhaps doing away with the guest suite - a sofa bed downstairs maybe? Not if you are selling on though as the current setup will be worth more In the family bathroom a double sink is handy.

  13. I would have expected the channel at the bottom to go right to the end of the glass. It looks like there is indeed a gap underneath. Maybe cut out the raggedy bits of silicone and (as per the Fugi bloke) clean up with meths before reapplying. I haven't noticed a bracket like that on a shower screen before.
  14. It is more building regulations part L that is used to improve energy usage standards although some LAs have standards exceeding those and will add them as planning conditions.
  15. If you strip the roof (including structure), take out all the internal timber, and the windows and doors you could get it removed from the rating list without it prejudicing your chances for a replacement dwelling.
  16. If you want to have this removed from the rating list you need to ask the valuation office, not the local council. From your description I would say there is no chance. I understand that they ask "Having regard to the character of the property and a reasonable amount of repair works being undertaken could the premises be occupied as a dwelling?" If the answer is YES then you will not get it removed.
  17. I don't think the eco slant will hold any sway at appeal. The sustainability they are looking for is stuff like walking distance to amenities, bus stops etc.
  18. Yes, VCL. You can run a condensation risk analysis if you are nervous about it. It may be that at some times of the day and year in some conditions there is a condensation risk but I doubt this will be serious.

  20. If the builder fitted the steels as per drawings they may have hoped to have all signed off and be on to other tasks, so are loading the extras quote as "compensation".

  22. This sounds expensive. A bit more info would be useful: Who fitted the steel(s)? Who did the design? Is this a solid wall or a cavity wall?
  23. Epic job! Did it need 6 people? Could you have made do with 3 with the decoiler? We did a fairly short run (100m?) of 90mm in cold weather and it was a real fight for 2 of us.

  25. I can't see any issue with brick and block. Does the PV need to be 3 separate systems? How much did they quote to put gas in? If you ever want to sell these individually, I think the PV will complicate it.
