  1. thanks all. not changing the white UPVC windows - they will stay the same to match the existing house - this was the only colour stated in the planning documents. no conditions in planning consent - no material samples submitted - just architect made everything white as standard. I think i've decided to do it. I cant see how colour has any reflection on the build itself, i suppose i can paint them white if they get fussy.
  2. Hello All So i have full planning permission to build a house on the side of mine (also being renovated) and build is now up. Builder pointed out that the front doors and bifolds on both properties in the planning drawings (attached) are white. I want anthracite. It states White UPVC windows but other than the visual drawings it is not stated what colour they would be only the specification required from Building regulation drawings. I contacted the council to ask and they said put in a non-material amendment form to the original planning permission which means £234 plus £40 for architect to change document. Are they serious? It is a council estate where everyone has what the hell type and colour doors they want. Would you just put the colour in that you want or pay and do all this work? Couldn't they just be changed after everything was signed off anyway so why would they refuse if it is at the specification required in building regs. No grade listing and not in a conservation area.   4. yes space consulting structural engineers Just had another quote for £1300 as the welding is two guys welding whilst steels in position on site and the plates are £150 each Its not seeming so bad after all
  5. cavity walls the steels went up today by my builders My architect designed everything and building regs missed this (got the right steel though) he even remembered the steel plates required for the extension picture frame but not the internal ones on both house

  7. sorry should of said.. this is an internal picture frame at the back of the house before a single storey pitched extension on the back. This is for two houses as well. This was missed by building regs ? and only included the plating for the external walls. The walls are 325 and the steel columns 203/203/60

  9. Hi all. My builder gave me this quote today and i had no idea it was coming. If you're in the industry could you take a look and see if this sounds right? Two steel plates are required to be added to the top of the steel frames.They will be welded on site. Reason:This is to carry and support the wall above. The wall is 325mm wide and the steel is only 203mm wide and that is why it is necessary to have the steel plates welded to the top.2 No steel plates @ 325mm x 10mm x 5.3m Welder required on site to weld the plates to the steelSupply and installationTotal £1,495.00 Thanks so much for any help given x

  11. Moving into the new build and renting out the renovation ? had a little Tax advice, no CGT as will be my residence, VAT exempt on New builds and no stamp duty on new builds. This will be our home. The residential mortgage on the renovation is sitting at a good LTV and will allow BTL after project, will convert to a BTL mortgage in 2 years when expires ? Well I hope that's all right anyway Thanks for saying i'm brave, but shitting it most of the time ?. Especially when an unexpected £3500 bill comes in for something Building Control missed ? if they don't catch it then the builder and I sure as hell aren't ?

  13. wow, thanks for all the responses all, its really interesting reading everyones experiences. I have committed via deposits on each kitchen to secure all the January discounts even if i make changes in May it will apply and i will be entitled to any better discounts if/when they come out. I have paid the Building Company to fit both kitchens and will be with there reputation and warranties obviously. Wren weren't bothered by this at all when i said that. The work surfaces are fitted by there Quartz company though.
  14. B&Q already come up £8K for bigger kitchen plus i would have to get all appliances myself it will be about same as Wren. With Wren i got all CDA appliances with 5 years warranty. It does seem like Luck with Wren though.
