YOu could actually do a roof terrace on part of the roof, perhaps with obscuring walls ... which would give you an Art Space outdoors for your studio. Very glam. Here is an example from Grand Designs for the Slip House or Ice Cube House in Brixton, also In a terrace. THe buggers found a site that ran right through between 2 streets, so got a bundled building plot. Photo of the roof terrace half way down. HE lived in a Warehouse near the Regents Canal, and had a patio by his studio with a track onto the patio. He would roll the current project out every so often through the French doors to get an evaluation in natural light. IT would work with a surrounding wall, as skylight is much more powerful than side light. He was like a 6" shorter version of KRis Kristofferson, and would walk along muttering numbers as if practising for Countdown, when he was actually evaluating the passing talent out of 10. A character, and the first person I ever actually knew who charged more than 5k for his artworks. Ferdinand -

ASk them explicitly why they have a problem with obscured windows; they might not have noticed. And consider a mansard roof, or a Dutch Barn roof. AS I see it, a Mansard would actually give you more space inside, even were you to make it mansard with parapet .. like a squared off cottage loaf. You could even try a set back mansard with a balcony at the front. If they still have kittens about side looking windows on your mansard, it depends whether it is overlooking or appearance. YOu could potentially use a blank or two to keep an interesting appearance if you have to look at that facade ... like Hawksmoor on the LHS of St Mary Woolnoth. Ferdinand -

Further to this thread, these are photos of the space I need to subdivide. As you can see it is a lean to profile, with a ceiling height running from approx 3m up to approx 4m. I want a partition just on the far side of the electric double socket on the LHS, to give me a store at the end consisting of about 2-2.5m off the end of the room. Having thought a little more, I think I favour putting a joist in with using mini joist hangers just below the heavy ducting, a floorplate, some verticals and then boarding out on the near side with ply or son to give a rigid structure. POtentially I could board both sides, but I am not sure if will need that. Further comments are welcome.

GEnerally internal layout is not a planning issue, but if for example your NMA puts your habitable rooms in places where overlooking or overlooked does not meet Plannign Regs (e.g. Overlooking private garden or your habitable facing somebody else's habitable room at too short a distance for privacy), then you could be into a need for full pp or preemptively introduce a block such as frosted gazing or stained glass or a blocking structure outside. Then your potential PP application may be downsized back to an NMA by your mitigation of whatever triggered the thing to be a full PP. F

WElcome. It might be worth trying the Historic Houses association to see if they know someone in your area who deals with such properties It would be useful to have some indication of type of windows, and sizes, and perhaps an indication of your location. The only time recently I looked at these was in our previous property where there were a large number of 3 x 4 pane Georgian sash windows. WE sold it first, butI remember that they now - back a few years ago - seemed to be more of a regular items where 3 decades ago it was bespoke and expensive. Still pricey but a lot less than before. There's a Laurel and Harding called "The Finishing Touch", that is just like that, building a timber framed bungalow but I do not think there is that scene. I am sure there is a braces/striped longjohns scene somewhere. Nice to know that our esteemed colleague has no more than a bruised ego and a slightly flattened dignity / undercarriage. I may have done my own pratfall this weekend - I seem to be a drill short, and it looks like I put the mini-DeWalt in front of car out of site of passersby then drove away without loading it.

Interesting numbers, My comments in red. There seems to be quite a lot rolled in upfront, where in other places it gets paid in chunks. I would say several thou relates to charges which are paid up front - presumably they are locking in their fees so they do not lose if the project fails! Suspect that down here I would have paid several k of that later, but perhaps saved a couple of thou by avoiding Buildstore. I see that there is quite a lot left out, such as a Topographic Survey and 57 varieties of ologist if you needed any. This from @recoveringacademic may be an interesting comparison: Ferdinand

Good job. For cutting I have usually used a traditional wavy-edged bread knife. I do wonder if sheep shears would be good for the job. For fixing I usually just staple gun straight through a corner of the insulation ... to eg fair I have not used batts, just rolls. F

If you pressurise the heating system to the max recommended by the Boiler manufacture, that should (?) give you an indication of what the mains pressure is as a minimum. eg 1.5 atm plus whatever the drops across the boiler repressureisation gubbins are, As to whether that is a useful number... This is Generation Whatever-It-Is-Called, and Internal Consistency does not apply. See for example, all the Starbucks Coffee drunk by people who campaign against Starbucks. Or the "Fair Trade" organisations who destroy local businesses here by working from a deliberately tax avoiding "charity" base (looking at you, OXFAM). Or the "EAT Foundation" people telling us via the entire media last week that we are only allowed 14g a day of sausages and 29g of chicken, or the earth will fail and we are all going to dyeeeee. Turns out that the people behind it are hugely rich with a personal Business Jet in which they spend their time flying around the world running their hotel empire and hedonising. If they are living by their recommendations - fine; if not, they are a waste of space. To be fair they do seem a little spaced out; this was in the Antibes - a few years after 200+ guests were flown to Marrakesh from Norway for the wedding reception. Or any Green Celeb who spend their time flying around in Business Class. It is now an entire generation since video conferencing became a viable alternative, and if you are taking a stance there is no excuse. For me these days, the first test is whether someone demonstrably lives by their declared values. If they do not, I am not interested. Middle-Aged Grump of Nottinghamshire.

My system is: 27 panels facing East. 8 panels facing West. These 8 are split across 2 separate gables. They are split across 2 inverters, each of which has 2 inputs (thought dual inputs were normal) with the strings defined so that I can move some of the East Panels (iirc up to 14 or 16) onto a putative South facing veranda roof. Inverters are Solaredge, and I have a Solaredge thingamajig optimisation device on each panel. So I think that it should be possible to do what you need, probably with a single inverter if chosen to be a dual input, and if you talk carefully to your supplier about your requirements, or gird your loins for a brain teaser if self-installing. As people say above, there may be a few small compromises to live with. F

1 Interesting regs question. Probably yes if it was from here. OTherwise it will,be down to our admirably clear towing laws, which have been inherited from God Knows Where and homogenised then separated like a rotten soufflé. 2 A Silver Streak is about 1.3 tons naked, so it may be towable with an appropriate Tonka Tank. IF they set up as a carnival attraction could they get a Showmen's license and have another one on the back? 3 That is a good one. I believe they are more lenient in Scotland ?. AT least it is silver not fridge-white. * 4 Refit it? 5 Could not possibly comment. F (*) I am now going out for the rest of the morning.

I would be surprised if this condition passes muster under the six tests, as it imposes a method ... provide 10% renewables. It seems rather inept. The best form of saving under the R hierarchy is probably Remove, not Reduce or Renewable. So surely this would be met by eg adding in enough insulation to be 10% better than Building Regs basic? Then the 10% renewables are not required since the energy is not being used at all. Has one ever been appealed? F

Look into suppliers for events faciities. eg https://www.esedirect.co.uk/p-3471-roll-out-trackway-rubber-matting.aspx I think there are likely to be places that would do a rental at reasonable cost. You could also perhaps use the tree protection grids if you need any of that. F
