Cheers all. There's plenty in the £5-10k region but I'd prefer to keep it on the low side. Don't mind needs a service/ hoses/pumps a bit slow/ bit of play here and there. Groundworker has a good arrangement with Uhire which will be super for the early heavy lifting, but I'm thinking more of the odd wee thing here and there later in the build. I've a couple of sources to try for ex-hire or ex-lease yet as well as the couple @Declan52 flagged.

Any of the collective have any leads on cheap machinery? I'm keeping an eye on Gumtree and Donedeal but there's nothing come up and grabbed me yet. Or has anyone got one they're finished/ nearly finished with?

With cheapo MR16s I found that earthing the outer case/heatsink made a surprising difference, even when using a DC driver.

many mains- LEDs (and not just the cheap ones) have regulators that are rather electrically noisy.

stop would be on the outside surely. -
Hi and welcome from the Ards. There's a fair few of us on here, where are you precisely?
-
sunamp's a bit pricey, no? And in the context of this thread I can't see how a buffer tank would help with improving pressure and flow at the taps.
-
copper TS ftw then.

could you not get @SteamyTea to do it cheaper?

that slate looks nice but what would it be like if you brushed up against it? -
Dunno about your cost differences between block and timber, for my 280m2 design a cheapo "developer spec" erected frame kit w/ trusses and first floor deck would've been £28k total.

Have a look at Turco/ Eurocal boilers too, good efficiency/ easy to service/ not too spendy.

did I read about an after-the fact indemnity service somewhere? here- https://professionalconsultantscertificate.com/

I was wondering more about over studwork, Nick.

So this pink stuff for PB; how thick a bead does it end up at when set- does it squish down flush or does the board sit on a raised bead?

Garage should be on an RCD already, no?

So we've now got a field of mostly yellow dying grass. Good. Brought Sandy down today and we put posts out to get a look at the footprint. Until now she's been saying "are you sure there's enough room for a bit of a garden?" (site being trianglular is hard to visualise); today... "the garden looks mahoosive, is that all the size the house is?" Yes, I think it'll all work out nicely.

TR Fasteners Mallusk, Swift Screws in Belfast, or call in with Graham in Powertran in Ards and he'll get you anything you need.

no, for my spec (open panel, .15 walls, .11 ceiling, with AT kit) of all those that complied directly MBC was dearest by a sizeable chunk, like 20-30%

from my research, there are plenty of the NI based companies that are installing frame kits into the mainland UK here's a few to try, I've had discussions with most of them re. our project and their open panel kits were ALL cheaper than MBC like-for-like. Kilbroney Leadon Kudos McCavana QTF Unique TTFC They've all got slightly different offerings, from bare installed frame kits, through felting and battening/ supply of insulation/airtightness/PB/ windows/ MVHR, and or fitting of all the above too. None however offer a direct slab or passive slab option.

/other timber frame companies are available, also.

That Bio Pure is a bit pricey no?
