  2. +1 for an Architectural Technician, not an Architect. Rates are lower, and quite often at this stage you are just paying a premium for the Architect to instruct a Technician in their office. If you are trying to achieve better than Building Regs insulation, airtightness and cold bridging, then pick someone with that experience. (You may have to select an Architect for this one as there is less to choose from). If you are in any doubt on the foul drainage, get the SE or a specific drainage Engineer to design the foul and surface water drainage. Get talking to who ever is supplying your windows and doors to agree how they interface to your structure and floor. I wouldn't wait to do the MVHR, I'd get this designed while you are at the drawing stage of the structure, it could save a lot of large holes needing to be drilled. Nor would I wait to know where the large plumbing items are going, SE may need to know where the cylinder is and how large. UFH Manifolds and loops should also be known before you finalise your floor. There's a lot of work to do - £4K + SE is reasonable.

Alternatively, how about thin flexible PV modules, bonded directly to the Zinc?     I shortlisted Internorm and Norrsken in the end when researching our door and window package. I looked closely at the Rationel Aura Plus as they were good value. I particularly wanted tilt and turn on the opening sashes, and while they offered this, at the time they provided it by a sash within a sash, so the opening windows looked quite different to the fixed windows. Looking at their website now, they appear to have revised this. I also wanted natural wood on the inside and wasn't keen on having finger-jointing visible internally on the frames. (This isn't a consideration for a painted internal frame.) Internorm and Norrsken don't use finger-jointed sections on the visible part of the frames and sashes. I felt Internorm are a slightly better product than the Norrsken although the Norssken hardwood frames were especially good, but my budget didn't stretch to those. With the Internorm option being initially a little more expensive, I was going to go with Norssken, but then Internorm dropped their price, so I have Internorm windows and doors and are very happy with them. Internorm offer better terms to the Installers that supply higher volumes of their product, so it's worth shopping around. But be wary and check Reviews of the installers you look in to. ecoHaus offered by far the best price, and initially I had a good experience. The Install team were excellent and understood the requirements of a passivhaus install. Not all members here have had the same experience with ecoHaus, and my experience of their after-sales support stops me from recommending them, in fact I'd suggest they were avoided. We have the Studio HF310 product (accept in the utility where we have the UPVC equivalent) which cost around £500/m² in 2016.
  6. When the roof is first installed they'll be no reason to "cut holes in panels", can only assume the poster is referring to retrofitting something to the roof in the future. For a standing seam roof: roof lights, soil vent pipes etc. would either have flashings created from the same material (if the material used is ductile enough ie. zinc, copper, aluminium) or may need a separate material to seal up to the penetrations. Standing seam is a good option for agricultural/industrial conversions. I've got 500m² of aluminium standing seam on mine and it looks correct in an agricultural environment, is suitably light weight for the roof structure of what was previously an agricultural building. Lots of material choices to suit the budget.
  7. Traditional Barn or modern shed? Are you in an area where slate is typical on an agricultural (timber framed) barn? I'm more used to seeing clay tiles. How about standing seam metal roof? I'm not so keen on the visible fixings of metal profile on a conversion, plus the cut ends will corrode, unless you go for some more exotic that steel.
  8. It does depend on temperatures, we we're power-floating from about 10:30 (while still pumping in) after a 07:00 start on a warm May pour.
  9. It is, but not proactively. If you work within the General Binding Rules they don't even know you have a treatment plant, so you'd only come on their radar if a complaint is made due to a problem. That doesn't mean it should be taken likely though, there are serious fines and possible custodial sentences for breaking the rules, although obviously only for negligent or wilful acts.
  10. Green Energy arranged the install of my 3 phase Smart Meter. G4S Installed it. £100 + VAT (single phase would have been £75 + VAT.) Not tried Smart Tariffs, but can't see why it wouldn't work.
  11. Mines a stick built I-Joist Frame, designed and engineered by CTD. I didn't take out a structural warranty in the end, but had no issues getting several quotes.
  12. Yep, needs to be commissioned before 31.03.2022 as RHI is stopping. No word on whether they'll be anything to replace it, but they plan to encourage more new builds to go with heat pumps from 2022, so there maybe incentives.

  14. You've also got to account for an air change every hour (or perhaps every two hours), which should be at a lower temp than the air in the room, unless something is warming it up... Pretty sure you have an incidental heat input into the room.
  15. Yep "²" was a mis-typed Alt Code and lack of glasses to notice, should have been "³". Approx 6m x 6m, with a sloping ceiling from 2.2m to 3.7m You'd have to take more into account than just air volume to calculate the length of time to heat the room up ie. heat losses, heat transfer to floor, ceiling walls and other heat inputs. I don't see any increase in temp over night. In Winter, if MVHR was not in heat recover mode I'd see a drop in temp. Even in heat-recover mode, when it's below freezing outside I'll see a 0.5°C drop. (both in the bedrooms and across the whole house) Yep on the odd occasion the overnight temps outside do not drop below 20°C, active cooling would be the only option to keep temps down. I do this very occasionally, but only from a chilled 200l buffer, and via the MVHR, not the UFH. I've not had to have the ASHP on overnight. Just to be clear I do use cooling via the UFH occasionally at other times, in the living areas, during the day and evening, but not overnight. (and not at all so far this year.)
  16. I hadn't appreciated this was a "whole year" event, I'd assumed as the post was from May it was related to summer over-heating. Doesn't that point to something other than just the occupant's energy contributing to the temp rise? Much of the occupant's energy would be offset by typical heat losses and once you factor in the transfer of energy to the room's walls, ceiling and floor it doesn't "feel" as if occupant heat alone could cause much of a temperature rise. You mention a warm loft. I have a similar storage area under a warm roof and its the warmest part of the house all year (caused by several factors). I introduced some extract vents to reduce the temp a bit but it is still hot up there. My MVHR ducting runs through there and the supply air to rooms that have a long run through the storage area can be a couple of degrees higher than the temp of the air as it leaves the MVHR. I've never checked mine, but I'd assume the ceilings below the warm loft are also warmer than the typical house temperature. ie if it's constantly 5 or 6 degrees higher temp in the warm loft that temp has to eventually soak through the 100mm rockwool insulation to the ceiling below. Our Master bedroom has a large glazed facade facing SW as well as another external wall facing SE, so for probably 8-10 months of the year we require the external venetians to stop any sunlight from warming up the room. We can generally keep it below 21°C or 22°C during the day without any active cooling. The living areas of the house do get warmer on bright days, and we tend to prefer to let the temp go higher than is ideal, rather than allowing the ASHP to start cooling, as the stack ventilation in the evening and overnight is very effective at bringing temperatures back down. We have a central atrium with opening roof lights above, these get opened up, as well as tilting a few windows to allow the warm air to be purged from the house. The master bed window is tilted open, as is the en-suite to this room, and during the evening the doors between bedroom and atrium will be left open a little to promote airflow. When we go to bed the doors are shut, but roof lights are left just open (50mm - 100mm), and the bedroom windows are left tilted open. I don't believe the bedroom windows being left open overnight has any greater effect to the room temp than if they were closed and the MVHR was on bypass, but my wife likes the windows open. The master bed volume is around 106m². Floor is carpet over an insulated slab, which is probably at around 20°C this time of year, I don't have a temp gauge in the slab in the bedroom area, but the closest one that keeps a watch on the solar gain in the living area is recording 21°C. Overnight room temps are generally stable, in the 19.5°C - 20.5°C range. There is a sloping ceiling that goes up to 3.5m, and the temp gauge is in the light switch, so there is a chance it's warmer higher up. The big factor for me is solar gain. This was predicted, and while I reduced roof lights, swapped to solar glazing and added external blinds to get to a 1.5% over-heating risk at the design stage, I knew what I was letting myself in for with regards my choice to go with lots of SE & SW glazing and some roof lights. Any time of year when the sun is out I have to mitigate the daytime overheating in the bedrooms. The difference in winter though is that overnight we won't have the roof lights open and bedroom window tilted, but will just rely on MVHR.
  17. PHPP does account for energy from the occupants, but what were you asking for it to report with regards over-heating? It was a while ago I did mine, but from memory, by default, it reports percentage of time you can expect to experience 25°C or over, with not more than 10% (I think) being the target. Had you lowered the threshold temperature for "over-heating", and got that down to close to 0%? If not, then it wouldn't have reported out what you are experiencing. Have you got a cooling unit on your MVHR? Even with one, MVHR will only have a small cooling effect across the house, but without one you're unlikely to see sufficient delta between the inside and outside temperature to have any meaningful effect. The Heat Recovery works in Winter with a 20 degree delta temp and lots of energy in the high humidity exhausted air being transferred into the lower temp, lower humidity incoming air, but the reverse cannot happen in Summer, without a chiller unit. I don't personally experience rising temperatures in the bedrooms overnight, I mostly rely on stack ventilation to purge the heat out of the house overnight, so all rooms will see a small temp drop as long as the outside temp is lower than the inside temp.

  19. I think it's more about low heat loss and "correct" ventilation. Comfort to me is stable temperatures. Higher heat loss and "powerful" heating is more likely to lead to temperature gradients through the house (as you move away from the emitter) and cycling in time.
  20. Hmm, Touchwood Homes are well known for offering this and did have a great website showing lots of examples, but I notice they've let their website expire. I think they are still active on Facebook, but that doesn't hold the same info, so you'd need to contact them. Cullen Timber Design (who design & engineer Touchwood's frames) have a little info. www.cullentimberdesign.com In short, CTD can prepare a cutting list of the frame and send it to James Jones I-Joists and the pre-cut frame then turns up on site on the back of an artic, ready to be assembled in line with the very comprehensive CTD drawings. A competent carpentry team could easily put the frame together. The benefit of Toucwood's involvement is if you are wanting to achieve extremely high air tightness (above PassivHaus), they have some processes, especially with the outer sheathing, that others would not be aware of.
  21. Is this a property for yourself? How high on your priorities is low heat loss and comfort? I wouldn't personally use SIP without a masonry outer skin. While U vales on PU filled SIPs can be reasonable, the short decrement delay of PU insulation, without a masonry outer skin won't perform as well as say a cellulose fibre insulation. CPS could mean twin stud panels pre-filled with cellulose fibre. Out of the two options you have mentioned that would be my preferred option, but you could also consider an I Joist, stick built structure with cellulose fibre. Speed is similar, just the time for the CPS and SIPs is in a factory and not on site. CPS (as I understand what you mean by it) and I Joist are pretty similar in costs, performance and time, but for me I Joist just edges it (but I'm biased). Edited to add: I can't see any have a differing effect on value, all things being equal. Without a masonry skin each will have less lenders willing to lend against it, and less insurers willing to insure it, but that doesn't mean that lending or insurance will cost any more.
  22. Yes but... depends when measurements are taken for the opening. The lintels are probably not fully loaded when the openings are measured so an additional gap should be allowed for worst case loads (1st floor loads, snow loading etc. etc.). Mine was ordered off drawing, so everything was "theoretical", but SE deflection calcs appear to have been accurate.
  23. Will Olof not come and work on site now? He'd previously attend site and install the Foundation and UFH, directing a 2 - 3 labourers supplied by the self-buider.

I fear that will be a difficult ask if the terms "existing derelict/disused" have been used to describe the original building within the application for the new: It may well amount to abandonment. To apply for a Certificate of Lawful Existing Use or Development, the Use needs to be existing at the time of the application (although it can be dormant). It's likely it was previously immune from enforcement, but is its Use now "dormant", so still immune; or "abandoned", so no longer immune? Needs a knowledgeable planning consultant to go through the history. The additional structures around the caravan can't be considered as transportable, so the Use that may have been lawful would be as a permanent dwelling-house. To get that accepted as its lawful Use by the LPA would put the proposal for a replacement dwelling on a lot firmer ground.
  25. Cited by you, but have the Council acknowledge that? I feel they are looking at this as a New Build, within the garden of your grand mother's Bungalow, so following their local rules for minimum spacing. If the existing caravan and sheds does not have planning permission you can't use it to justify breaking those local rules. You may need to make the existing "dwelling" lawful first, which may be difficult.
