it doesnt show the handle on the guide, they jut out 60mm ish which comes off the measurement.

thats on my list, it very similar to the 'cotswold green', looks good. I like the shadow effect of the compriband as well.

a friend is a site manager for taylor wimpey, surprisingly they dont pay a lot less than anyone else for mats and labour. They have endless dirt cheap land is where they make the money. Sites bought years ago for a pittance per m2. It's why they rarely build newly acquired sites, they cant make enough on them. They wait a few years while land values go up while they do nothing and reap the reward.

you have chosen an expensive build as well using ICF, i really wanted to try it but its double the cost of brick and block so couldn't justify the cost and also i hate render. You have the budget for a traditional build to get a watertight shell easily. the £££ is finishing from that point.

sure i read somewhere that removal of PD rights never stands up on appeal. Could be worth putting in an application to restore them then appeal (free) if they dont. -

Ah its Flemish now the real reason! They didn't realise this and now need to cut massive amounts of the bricks into half's and queen closers. days and days of work cutting and not laying. I know because our build is using Flemish bond and I'm doing the cutting, 1 in 5 packs of bricks is all half's so you can imagine the time needed. And you cant just chop a brick in half as it wont be a half so each brick has be cut twice. If you have time to do it yourself offer to, would be a massive saving. I bought an electric table saw for the job and can do a pack a day on it. I got a price on from a brick cutting service but it was horrendous. -
no chance if your not doing all the work. Bare min £2.5k m2. services connection fees, SE fees, BCO fees, Warranty Fees, air test fees, rendering/boarding the lege blocks, 2nd fix chippy doors/arc etc , floor joists, gutters, landscaping etc etc get your plans properly QS'd by estimators.com for a couple hundred quid and at least you will know the real cost excluding footings/all the 'fees' people etc.

im not decided on insulating the waste pipe though. parasitic heatloss could be a good thing in winter, not sure in summer or even its its worth the cost of the insulation...

yes, having a column one on our current build. It will take 3 showers wastes and return warm to tank not the showers.

he's right ,1100mm doesn't work brick so brickies have always used 15 courses which is 25mm too high before a window board is added. Use 14 courses and it allows 50mm for window board.

yes i know, but as air con is needed it means the solar will be pumping. more than enough to drive the immersions. -

cant. still want hot water but also cold air hence 2 separate tanks. -

have a look at a normal brick/block build and incorporate some oak features into it. Will be less than half the price of any of the timber builds, look better and last longer.

move your toilets to stud walls to avoid the unsightly boxing in, lose the pipework in the stud.
