  1. i quite like them as well, but, a real fireplace is a must i think especially with ASHP. If the electricity goes off then we dont have an alternative form of heating. Too much of a risk for me.
  2. dont add double felt, you want the roof to breath. There is no possibility of water ingress with a GSE tray unless the panel is physically removed. depending on what tiles you have I found lead much neater than the galv metal flashing kits as it made our tile sit too high and looked bad. Lead soakers worked perfect.
  3. typical bodgit and scarper window fitters, they need to use straps and fix to the blockwork. I'd insist they refit them to comply with building standards. BCO should fail that when they come to inspect. 1.3 is a fail for newbuild but ok for extensions, did they send you a copy of the certification showing 1.3 as would be interesting to see.
  4. if anything its over the top. 150mm or standard type 1 is more than enough for a driveway usually. For resin they lay on either tarmac or concrete which need planning as they are not permeable.
  5. yes they are subframes/cavity closers. I used them on last build. They are tied into the brick course and come pre-braced square. You can order the windows while at DPC level without an issue.
  6. surely the window manufacturer not the supplier species how they should be fixed ? forget the architect they would draw them upside down and never know.
  7. problem you have, how external air going to get to the bottom of those eaves ? They would normally be externally exposed so fresh air continually flows through.

  9. applies to both, you get a poorer U value target for your windows to meet. Do you know what yours are ?
  10. the cavity under the door looks to be filled with conc, it needs some insulation in there to stop thermal bridging and damp.
  11. its Part L of building regs. also specifies the minimum U values for windows (not just the glass), do you know what your are ?
  12. 2 bricks or 150 clear below DPC except for access doors. Try lay the crush down in 100mm lifts and wacker them to stop it cratering over time.

  14. more incorrectly installed windows failing building regs. They need to be set back into the cavity so 70% of the frame is overlapping the insulation. Straps to fit. Not too late!
  15. Just a heads up the windows would fail building regs as they have been installed. They are not set back 70% into the cavity insulation. Not too late to get them fitted correctly, use straps on the frames and fix them to internal blockwork.

  19. the education system since 1990 has ruined the kids. They are at school all day every day for years and years and when they leave cant do elementary maths or write a letter. It's beyond sad. Need to bring back grammar schools, reduce uni intakes to the real professions, probably 15% of what there is now and mainstream vocational training at 13+ No reason the non doctors, lawyers, dentists etc cant have learned the first 3 years of a trade by the time they are 16 instead of leaving school thinking they can be a social media millionaire when in reality they are already on the scrap heap and just don't know it. most politicians are the same as teachers, went to school, then uni, then into politics/education. No clue whatsoever about the real world. It's unfixable now the left have infected all areas of life with alphabet gender bollox, full time dole etc etc , there will be social unrest at some point and a reset.
  20. They have done a nice job off the edpm in fairness it looks smart. How far under the tiles have they lapped it up and did they osb under the tiles ? I think abutment vent's will be hard to get working right as they will push the bottom tiles up. Easiest and cheapest is to use some mushroom vents. I'd do 4 along either side of the lantern and 2 behind it They really easy to flash in with the edpm tape. Lastly i also think you need more airflow in the pitched roof, assuming its not a warm roof. There doesn't appear to be any eaves vents where the 3 faces join the flat roof. You need air to flow up and over to take out the moisture that will inevitably collect in there when it gets cold.   21. you need professional planning advice, soo many variables some minor that can swing things. Will need to drop around £5k on them but if its gets you planning its cheap.
  22. minor drying out, completely normal. Was the house built to your design or just bought it ?
  23. if you need to 'move' your DPC level up to accommodate for level threshold for example then a tray 1 block up from DPC (with weeps at youf FFL) will allow you to breach the normal 150mm that has to be maintained below FFL. Just make sure the brickie adds a second 4" dpc 1 block up on the outer brickwork as well. Costs peanuts to do and gives really good flexibility for patio's, sloping approaches etc
  24. If the adjoining walls aren't insulated to the same level not sure theres any point ? Same with triple glazed, save the money you will never get a return from it.
  25. all the BCO I've ever had over last 10 years accept NHBC specs without question as the industry standard. maybe you know different... design stage ? not sure what you on about, in the real world BCO regs plans are produced and built too. Still waiting for you to provide evidence of where NHBC specs are wrong. Be good to advise them you know better than them.
