save yourself a lot of hassle, have 400 GAPS not centres so when you rip the PIR you have zero waste. You may need an extra truss and spend 10 mins making the plasterboard work but will save hours and £££ on the hateful task of insulation ripping.

sheet of ply screwed over the glass to 800mm above floor. pass inspection. remove ply and fill the screw holes. end of drama.

Floating shelves are made like a box and then slid onto the supporting battens. You down want 40mm or whatever thick you want 2x 18mm and make a box

if you can remove it with a machine, its likely that wall will come down behind it though. Grinding just removed the top part from sight, the reason he was leaving you the arisings was so he didnt have to pay to tip them. Either way when it comes to digging the footings the bottom of the footing has to be deeper than any roots visible. Hire in the largest machine that you can fit, ideally a 13 tonner but nothing less than 5.

may be the exception. never experienced any putting our 3 through school. Just young kids who went to collage, learned to teach then back to school with zero life experience.

can still be done with timber frame/traditional at fractions of the cost.

from age 13/14 trade routes should be offered as a replacement for everything but maths/english for those who are not uni material. 4 years of taught plumbing or electrics or building etc by the time they are 18 they just need real work experience. Unfortunately the kind of people attracted to teaching are exactly the wrong type.

im off the same conclusion, ICF kits need to be less than the price of celcons per m2 to be viable in anything but niche builds. Even then they will still be double/treble the cost as you need rebar, conc and an external finish. I cant see an upside to them currently.
