metal ones on top, try and position it so the tile cuts work at the top. bottom is the stickable flashing so have more leeway. I ran a length of 450mm damp under the top and bottom flashing to belt and braces.

to meet current NHBC regs it needs a tray above it.

what is it your trying to achieve ?

if you have the ceiling height upstairs then underfloor for sure. I'd also have wet rads in all the bathrooms for the times when you dont want heating to the whole house but do want it to the bathrooms.

Loft Height 2.15m - Any creative solutions?
Dave Jones replied to Omariqy's topic in Lofts, Dormers & Loft Conversions

any pics of your roof, the 'infinty' type roofs do look good. How may kw did you end up with ?
-
can you not continue the wall/cladding up higher to make a gable out of it so you can use the same size soffetts ?

The architect 'should' know the law on this unless they are just taking your money! Find out who the planning officer is dealing with the application, send him the drawing and have a conversation. Don't mention any of the house value, don't like it, they don't need a bath etc as none of that matters. If you get the run around find your local councillor and have them do the chasing, they are quite good sometimes.

The required fall depends on your roof construction to an extent. NHBC covers it in detail: https://nhbc-standards.co.uk/7-roofs/7-1-flat-roofs-and-balconies/7-1-5-drainage/

not necessarily, a lot of planning permissions specially exclude future PD rights. I'd fit them anyway and take it to appeal if they are stupid enough to enforce against you. Cretins do seem to be drawn to public sector jobs.

Upstairs heating costing a fortune
Dave Jones replied to jayc89's topic in Central Heating (Radiators)
There is the prob. depending on how much space you are williong to lose could batten, insulate and board or use celotex backed plasterboard. -
ok, doesn't matter if they are disabled, have a bath on the plans or from mars. Planning laws are same. Ask the planning officer about the 45 degree rule, he will maybe ask the applicant to provide a drawing showing where it lies. If he doesn't use your local councillor. If they own the land in front of your house then it seems reasonable to use it as parking ? Don't object to 'makes my house worth less' it irrelevant and will be ignored by the planners. Your ability/disability is also irrelevant to planning.

Accuracy of Building Control drawings?
Dave Jones replied to Codydog's topic in Surveyors & Architects
Normally they ok as they get a cad drawing they can scale from. In any case whatever SE comes up with YOU need to double check reflects reality as built. Beam lengths etc Again, never build from a scaled drawing and ruler. -
Accuracy of Building Control drawings?
Dave Jones replied to Codydog's topic in Surveyors & Architects
any drawing that has to be scaled from using a ruler is a joke. Construction drawings with every single measurement on them are mandatory. Once the builder has these he can then turn them into something close that can be built. -
add some grano dust to the mix it will still crack where it meets plastic though you have to silicone it there.

put another layer over the lot, its cheap to do and will give you biggest return. -
other option if planning refuses to withdraw the requirement ?

Screwfix Drill/Impact Driver Twin Pack Bargains - DeWalt vs Makita
Dave Jones replied to Oxbow16's topic in Tools & Equipment
really isnt much between them, my kit is dewalt as once you have a couple items you have to stay with the battery platform. Dewalt is superior in the battery department with the 54v stuff.
