Can you play the waiting game? Are the other plots being marketed now, how long will you have to wait, with six new customers you could do a deal. -

We have local elections coming soon and looking at the various candidates, they are best described as old, i bet not one of them below 65, and i’m being generous.

Another problem is we have large companies closing regional offices and centralising to their London office. In another article companies are complaining they are struggling to recruit staff due to the cost of living, working and commuting to London. No sh...t Sherlock! https://www.independent.co.uk/news/business/news/london-housing-crisis-cbi-survey-workers-quit-capital-house-prices-rent-a8321551.html

Well our plans for tomorrow's foundation concrete pour just went pear shaped! The pump guy called at 12:45 and cancelled, apparently he’s on a Network Rail job and someone’s hit a cables, so it’s job stopped until it’s repaired. The concrete batch plant plant were very understanding, no doubt they’ve heard it all before! I had visions of me desperately trying to wheelbarrow 23m3 of concrete up the drive and into the hole!

Apparently millienials don’t need living rooms! the minimum size of 38 square metres on newbuild flats is "paternalistic" and stops poorer young people from getting on the housing ladder. "Units half that size, built at an earlier time, are rare and thus at the moment overpriced, hotly desired commodities, for rent or for sale. "Lifting this prohibition would allow a whole new (lower) income group, which is now excluded, to enter the market. This move would both boost overall unit numbers and affordability," https://apple.news/ACy6LOSk8QRSxabwN9ZrskA

The 23m3 of concrete has been ordered, so let’s hope we have a dry day tomorrow.

How respected are Architectural Technologists?
Triassic replied to epsilonGreedy's topic in Surveyors & Architects
I used an architect. She took our design brief and produced hand drawn conceptual drawings which we tweaked, once we were happy with the concept she passed the drawings to an architectural technician who produced the planning and building control drawings. We neve4 saw her again! If I were doing it again I’d go to a good Architectural Technician and save a lot of money. -
You asked for more photos of my DIY insulated foundations so her we go. The first layer going in there ver the sand blinding layer. The fitst 100mm thick layer of EPS 300 in place. The rebar. The finished job ready for concrete on Friday.

Have you got others to quote for this work? It’s always advisable to get at least three quotes. We asked three builders to quote to excavate and construct a basement, the quotes ranged from £50,000 to £160,000. The guy who quoted £50k missed a number of items out of his quote. In the end I went down the DIY route, so far it’s cost £35k and the final cost should be less than £50k.

I was discussing this recently with my American cousin, he tells me over there they use close cell foam on a roll as the air tight layer at the sole plate. https://goo.gl/images/AKgyYH

The kitchen price is missing, this could be a big ticket item!

Pulling down old ceilings, the worse job ever. My last renovation had been a farm store at some point in its life, the ground floor ceiling was full of soil as the first floor had been a root veg store, the first floor ceiling was full of grain husks as the top floor had been the grain store. We we decided to pull the whole lot down in one go, we suited up in white disposable overall with elasticed wrists, ankles and hood. We wore full face respirators. We had the windows open and the dust was billowing out making it look like the placec as on fire!

The Build - The groundworks - Part 2 - Foundations
Triassic commented on Redoctober's blog entry in Our Journey North of the Border
The little pegs are all the same height, ie the thickness of the concrete. Gives the site team some5h8ng to work to when levelling the concrete. -
Are there any new builds near by? If so, could you find out how they approached the problem? Do tell anyone but but I found a near neighbours online planning documents included the percolation test results, a quick cut and paste, job done!
-
I also treat my new build as a day job, I start at 8am sharp and finish at around 5pm, I might work an extra hour to finish something. I have a mid morning and mid afternoon brew and don’t work weekends, that’s for family and friends. I’m not averse to taking a day off now and again to do interesting stuff or taking up the offer of a weekend away with friends. I’m with @joe90 I have no intention of getting stresssed about the build, I set the pace, I’m not on performance related pay.
-
Why not get BC to attend the site, turn on the hose and show him how quick the water disappear.
-
Raise the house! if that isn’t an option, how about a treatment plant and a soak away in the garden. or a pump station, if the utility company will allow it, I can’t see any reason why they won’t.
-
Well that’s interesting, the concreting guy only communicates via text. You call and leave a message to confirm concrete specification, he texts it back. You call and leave a message to confirm delivery times and date, he texts you back. You leave a message asking him to visit site to check he can get the pump truck onto site and set up within the tight space in front of the garage, he texts back to say access is fine! On Friday I’m hoping to meet the guy face to face!

I’ve looked at the drawings again, the plan view shows a glass panel of the dimensions shown on the section, it bears no resemblance with what they’ve actually supplied. I’d say the fault is entirely theirs.
-
The drawing they’ve sent you is for an upstanding, hence the confusion. They should have send you a different drawing for it going into a hole in concrete.
-
Why is there the black masked areas around the glass, if you have to get them remade id ask for them to be unmasked, more light the better.
