Great advice, we start our reinforced foundations and basement walls tomorrow, so will hire a machine to up the pace.

iI’ve found that there’s only one local supplier of waterproof concrete. I’ve got a quote, but be honest im unsure if their quote is competitive or not. £145 per m3 ex VAT for a C28/35 (350 0.45) w/r sika w/t CEM 1 S3 Pump 10mm. What do you think? How much are you paying for concrete locally?

So my drains and Radon sump are in position under my insulated foundation slab. I’m now thinking of what else I should install under there, I’m thinking a duct for a power cable and a duct for a phone cable. So is there anything else I should consider installing before it’s too late?

Just thinking ahead, what is the lead time - design to delivery of a Sunamp unit?

Just one further question. I was thinking of running a drain from my thermal store to the sewer 12 metres away. Is this OK run in 40mm waste pipe, is 40mm big enough?

So was the self leveling concrete the problem, too much liquid. Maybe use thicker mix next time.

If they were parking only land I’d be insisting they remove their vehicles. Msybe you you and your neighbors need to work together. If they block him in keep ask them to move.

I’m due to start my insulated foundations on a couple of weeks, so any learning greatfully received . looking at my drawings the architect has the radon barrier between the insulation layers to protect it from puncture during steel placement. I’m thinking that I need to contain any liquid in the concre as the liquid is likely the cause of the floating insulation. I’m thinking I’ll use cheap plastic sheeting over all the insulation to stop any liquid migration. A few punctures shouldn’t be a problem.

A friend's gone down the main contractor route and when asked about the cost of any particular trade the answer from the main contractor is always the same £27.50 per hour. The reality is they're all subcontractors and my friend has dubbed them the (place name deleted to protect the guilty).dale mafia.

I've had the same problem. Even breaking it down into packages hasn't always helped. The gap between the lowest and highest quote for our foundations was £105k

A fixed price isn't fixed, but any price or specification variances should be flagged up to you prior to your builder proceeding.

Regarding the waterproof concrete, we have two concrete batch plant locally and only one that does waterproof concrete, I'm just awaiting a price. The alternative is to buy the sachets of admix at £37.00/sachet per cube of concrete and I'd add it to the mixer lorry on arrival. Doing it this way the admix would cost £1,666 for the basement walls and raft. Wow that sounds a lot !

I don't have standing groundwater as we are building in an area of limestone. Our basement is built into a hillside, so is open to the lawn at the front. No matter how hard it rains the site is free from standing water and the exposed rock faces inside our excavation don't show any signs of water. so my current thinking is to install a toe drain around the base of the basement raft. The raft will have a thick Radon barrier installed between the layers of insulation. The raft and the ICF wall will then be cast using waterproof concrete. The joint between the raft and the walls will have a hydrophilic water stop installed.

Our design calls for an additional layer of insulation on the outside. I'm using EPS70 as its cheaper than thicker ICF blocks. As its so cold I'm looking at waterproof concrete options for ICF, as an alternative to membranes.

I meant Type A Grade 3. i’d just received a phone call cancelling the delivery of the MOT type1 as I was typing my last post. Can’t multi task, The rock face is solid, no need to batter back.
