  1. Hello I am wanting to extend my kitchen (flat roof) by 2m but there is a soil pipe on the wall which needs to be demolished. The soil pipe is from the upstairs bathroom (house has a pitched roof upstairs like a loft conversion). Soil pipe runs up the wall and then goes up into the eaves and then 1m across before it connects to upstairs WC. I would prefer not to see the soil pipe on the new extension wall so two questions are : Soil Pipe and Sewer Questions (1) If the soil pipe is boxed into the kitchen (I am keeping a nearby wall that it could be run down) what issues will I have trying to get the soil pipe over or under the new foundations? (2) If boxing in is not an option, can I use two elbows to create a step down (if needed) to allow the soil pipe (with 1:40 fall) to run inside the flat roof? In relation to (2) I want to keep the extension as low as possible, so eaves height or ideally less (so flat roof starts at or under existing gutter). 2.65m high walls in house so eaves is reasonably high. Hence elbow step down question. Foundation Question The extension will only be two new walls. The length (7.5m overall) and the (2m) return. The other (2m) return is already on the house. The question is, the length will join to a wall on the garage. So 5m will be new and 2.5m will be existing end of the garage wall, will the garage wall (single brick) need to knocked down to put deeper foundations in? Or would the inner leaf of the new garage wall element just require the deeper foundations? Many thanks
  2. Yesterday the guys from Wessex Water came over to check the Sewer Pipe that runs underneath the property and give their ok/opinion on it. Good news is that the Pipe are all fine , not cracked or broken , so we will be able to go ahead with building over the sewer. Bad news is : Our rear living room wall sits more or less exactly on top of the sewer pipe.(see Plans ) I dont want to change the size of the building and we cant move the building elsewhere , as the plot is too tight to move it significally. I was told that Wessex Water requests at least 500mm distance between any Piles and the sewer. So how do I support this back wall? I know I have to give this too my SE eventually to get it sorted, but unfortunately my SE does have the creativity of a Strawbale so every "creative" or "alternative" solution that was developed throughout the planning, I had to come up with and SE was just twisting the numbers to see if it works. On the other side , my Architect is VERY creative , and I could give it to him, but chances are that he comes up with a plan that involves a curved bridge over the property that is build out of carbon and supports the entire house via electric magnets , available for just under 9million £ (to be calculated by SE) My best Idea so far would be to build a kind of Foundation-Balcony Like this: Where the Piles sit back from the end wall for aprox. 600-700mm (giving the sewer the requested 500mm space) and the Concret RC BEAM just extends over the end of the piles to form this little "blacony" Fortunately, our house has a small flatroof, single story "extensions" on that end , so the weight on that overhang will be minimal. Any other , alternative solutions? Does this make sense or is it rubbish? And any other flaws in the drawings?
  3. Houston ...we have a ... (well you know what we have) Basically the engineer working for Anglian water came out today and checked the falls. (If you know already ..i wont bore you ...but we are running all the services through our inlaws house to the road in front of their house as the road we have an entrance on the services are "unadopted" ....long story .....but) ...anyway. Due to the distance of around 45m from main sewer to our invert ...we have to fall TOO far.. ...and it would be a smidge under 2m deep along the house which is too close for comfort ...without underpinning which is financially a non starter ..so someone suggested a pump ...! ...sounds good ... But of course we are ALSO picking up our inlaws waste when we run out to the mains sewer ...as that was part of the deal (they are currently on an old and dilapidated rear garden cesspit) So my question (which even the waste company couldn't answer) is ... Will my pump a the proposed location effectively SHOVE the waste out to the sewer when it HAS to pass through our inlaws manhole as well ? any Pump Gurus online ? see attached for a handy pic
  4. Sorry if this is in the wrong place. We are sorting out everything for the planning application (plot in Ceredigion) and would now like to get an idea of the costs and timescales for all of the services, it is a side plot in a row of bungalows Electrical: Existing is overhead to the plot boandry. Who do we contact? Water: I believe it goes under what will be the front of the bungalow: who to contact? Sewer: I believe the mains is out in the middle of the road: who to contact. Telephone/broadband: no idea where this is placed: who to contact? Thanks Geoff
  5. Does anyone know anything about connecting to the sewers. I can't get a gravity feed as the chamber is under next doors garage so have opted for a pump We were intending to pump up and straight into a brick built chamber that is just within my garden but the water authorities have said no, it has to be a gravity feed - but there isn't anywhere high enough to put a chamber that can gravity feed into the pipe anywhere on the property. Hi, We're planning to build a ground floor extension to our 1960/70s terraced house, which is semi-detached at the end of the row.We have a manhole cover to the side of where we plan to build the extension and although we don't plan to build over it, we were wondering if anyone could give advice on whether the sewer pipe is public or only serves our house. Photos below. If anyone could advise the best strategy for dealing with sewers/drainage, so as not to risk any issues when creating the foundations of the new extension it would be greatly appreciated.   7. Good Afternoon All Well its time to finalise my drawing and sewage and services layout. As some of you know (due to location) ...I am actually bringing ALL my connections past our parents house (on the edge of their land) In return for letting us, we are connecting them to the main sewer with our build half the houses here are still "on the pits" ..including theirs Now I have tried to measure everything in 10cm / 100mm blocks and got the drawing below. Obviously this is the "busiest" part as this is between our parents and next door and it is where they will connect to our sewage via a 450mm manhole (which is that box in the middle Looking at the below and bearing in mind that T=Telecom. E=Electric G=Gas and W=Water and of course WW = Waste water (sewage) Will i be safe using this as a cross section for the Building regs ?
