  1. Well I've just talked to our solicitor and the estate agent and they have no idea what the issuei is, other than it being a mortgage problem. I said I find this a bit odd, given that contracts were due to be exchanged this week. I've pointed out, it's in their interest to find out what's going on and try to get it resolved, as neither get paid if the deal falls through. Watch this space!!!
  2. In March I reported on ebuild that the sale of our current home had gone pear shaped. Well three months down the line we have a new buyer and were due to exchange and complete next week. I had a call late yesterday to say the legal process was on hold as someone in the chain has a mortgage problem, I wonder if this is true, Its a bit late n the day to have mortgage problems. the bottom line for us, without this sale our self build is on hold!

Just had the call to say the buyer has pulled out due to their buyer pulling out. According to our solicitor, their buyer had been told by a neighbour the house had been underpinned. Two full structural surveys later and no evidence of underpinning, they walked away on the day of exchange. The poor couple buying (sorry no longer buying) our house are distraught as they feel their home is somehow blighted with the under pinning stigma. I suggested maybe a specialist insurance package might help. Thoughts? So our house is back up for sale and will sell soon, no doubt, fingers crossed and all that!
  4. I'm also considering uPVC soffits and facias, I'll probably go for something off the shelf, anthracite black in wood texture looks good. Suggestions on VFM suppliers wanted.

So I have planning approval for the replacement of our existing dilapidated wooden dormer bungalow and following an enforced lull in my self build programme, due to the stop, start, stop, start sale of our existing house, fingers crossed it actually completes next month!, I'm now trying to get back on track. So can I simply dismantle the existing bungalow to allow the construct of the new house, or is there any hoops I need to jump through first before removing it?

  7. I contacted one insurer and was how would you classify a container, is it a shed an outbuilding or a garage?
  8. I've looked at the door seals on our containers and they are held in place with a metal strip and rivets.
  9. I now have two 20 foot containers on site and we have a moving onto site date as we've finally sold our current house in Cheshire! So what is the score regarding insurance for our furniture and other worldly possessions stored in the containers. Can I insure them on a standard self build policy, or do I need something specialist?

We've have the same problem, from the outset I knew it was going to be challenging to sell a six bed house, in not the best of areas, I can see the new power from waste power station from the front garden! However after 18 months we accepted an offer at £15k below the price we wanted. So what did we do to get a sale? I selected the estate agent carefully, I went with a new agency opening up in town, the manager was keen to get the business up and running and worked hard to market the property, we changed the photos three times and relisted it on Rightmove twice, so that it would get posted to those buyers who'd set up "new to the market" alerts. I negotiated hard for a fixed fee, which equates to 0.75%. we continued to paint and decorate rooms and the exterior, not everyone is looking for a project, people want to be able to walk into a place and get on with life. we preened the gardens, there is nothing worse than a weedy overgrown garden. finally, I'm getting out of 'buy to let' it's just a pita. If you need to rent, look at your likely yield and consider how you would deal with maintenance and breakdowns. Then there's void periods, dealing with tenants that cause problems (I've had weed being grown in the back bedroom, a cat lady, when the t&cs says no animals, non-payers, moonlight flitters and someone who set fire to the house during an argument with his partner).
  11. I suppose now we're leaving the EU we can just use British Standards and ignore the rest!
  12. I've never understood why regularised timber is used in construction, why bother planing it and rounding the edges. Why not just use rough sawn timber, the majority of it is hidden inside the walls, never to be seen again, anyway!
  13. StuartM, you're building an MBC house in Scotland, wow some here will be jealous, as MBC have declined other opportunities recently to work in Scotland.
