Not wanting to cause any alarm, but have you considered if the property contains any hazardous building materials, such as asbestos-containing floor and ceiling tiles, sofit board or lagging to old boilers etc. Removing such items all adds to the cost.

Assuming the supplier is making a profit at a sale price of £2500, a markup to £7899 is just obscene!

It's well worth speaking to the neighbours regarding their experiences of adding the extra floor, I'd also ask them about foundations, their use of Structural Engineers and Architects, along with the everyday practicalities of the job, what was it like living on a building site etc.

I'd suggest you fit UFH, it's a straightforward DIY job. I've just installed 250 metres worth of pipe in my new groundfloor slab. You could also install it upstairs using aluminium spreader plated fixed under the floor covering.

I realise its not a DIY job, but I'm unsure as to how I should be using to apply the render. For instance, my Plasterer says he does rendering, including the "modern stuff", or should I be going with a someone recommended by the manufacturer?

Welcome to the forum. Sounds like an interesting project. How old is the bungalow, what's it made of? Might be easier and cheaper to demolish and start again? That's what we did!

I’ve seen old reinforced concrete roofs reinforced with anything from old iron gates, narrow gauge railway sleepers, to steel bar and tubes. Maybe drill a few pilot holes in the area you wish to core drill.

Welcome to the forum. I always start by.walking round the plot and asking the neighbours, someone local must know something. If not they might know of other potential plots.

We’re having metal web joists installed in our kitchen floor, the basement bedrooms are below. I asked the timber frame company about joist spacing and was told they would be installed at 600mm spacing as per the manufacturers recommendations. I’ve pointed out the kitchen floor has an island unit and granite kitchen worktop, the floor will be covering on either slate or porcelain tiles, thus adding to the weight. What spacing are your joists and do you think 600mm is too wide a spacing, the span is around 4.2m.

I signed up for Plumbfix using my 30 year old City and Guilds Cerificate that listed plumbing in a long list of stuff I’d done at collage. I also use Plumfix for convenience and they are cheaper than Travis Perkins. I also get coffee and am on first name terms with the staff. -
Welcome to the forum. Why extend out, why not go up into the roof space? As you say you could end up with two long thin bedrooms

We had a large format tile that sounded hollow in a previous house. The agreed course of action with the tiler was to drill a number of small holes through the grout around the problem tile and to inject a resin adhesive around and hopefully under the tile. It appeared to work as the hollowness was greatly reduced.

We walked around all our neighbours with a copy of our plans, some were interested others not. Having applied for planning permission we had no objections from them, or the Parish Council, which according to our architect was a first.
