  2. Timber frame erection, rendering, exterior cladding, stonework, roofing, guttering, window installation, painting, solaria panels. I think that’s the lot !
  3. I’d suggest you keep this as simple as possible, you need to look at near surface contamination.
  4. @Tyke2 Right, I’ve had a thought! I have a feeling your plannng guy is ticking boxes here and your expectated to pay! Let’s break this down, he has concerns about mine subsidence, mine gas (methane!?) and contamination from next door (old coal gas plant). These three things need to be dealt with seperatly. Dealng with the mines, have you done a historical review of mine workings in n the area, do you have a mines department for the area (where are you?). If there is no history of mines, it’s job done, write a short report saying so. Mine gas, this is a safety issue. If there are mines in the area then you need to do in-situ absorption tube testing with a shallow bore hole ( shalllow is just below the foundation level) again once you have results you can then design a mitigation method. Mine preferred method would be the radon barrier approach, coupled with radon sumps under the property and high level passive vents. The contamination next door, start by carrying out a historical review, where was the plant in relation to you proposed home, were there any tar pits on site, where were the raw materials stored. What is the source- pathway - receptor - linkage. What remediation was carried out by the previous and current landowner. Starting by drilling a deep borehole will be a waste of money as it won’t necessarily answer your questions, in fact it could open up a can of worms ( search DNAP chasing).

  6. In a word no! It’s Impossible to compare a one page response with the tender document. I’ve got this horrible feeling your going to be disappointed in the tendering process, this is not IT. Most builders have more than enough work to even bother pricing tenders
  7. A radon barrier is a government mandated solution To a radioactive gas, it is more than acceptable for coal gas.
  8. The other problem you might encounter is the tender returns won’t reflect the tender documents. I recently send out a tender document and drawings for a basement, in return I get two nill responses, a very detailed and very costly proposal and a one page A4 costing broken down into four headings. In the end I managed the job myself using subcontractors and came in £10k lower than the lowest price. Ps... Just to put the savings into context, the lowest quote was £50k and the highest £150k. Round here your lucky to get anyone to do a quote, they’ll happily work on a day rate and are bombed out with work!
  9. Wow what you building a multi storey block of flats. Go for a Hilliard Tanner low ground bearing pressure insulated foundation and fit a radon gas membrane, job done!
  10. I had it mind to get a couple of scaffolding firms to quote, so as to get some firm costing. Hence my Question about the pitfalls when dealing with scaffold companies. I then be more able to judge if the DIY Kwikstage approach was worth the effort? If i go down the Kwikstage route I’ll no doubt give you a call.

  13. As has been said previously, you need to check your site insurance covers system scaffold erection and use. Clearly, even employing a scaffolding company has its limitations, as you found out.

  15. I’m ringing round for quotes for the scaffolding for my TF new build. I’ve tried to read up on scaffolding and any traps or scams I need to be aware of? This got me wondering is there a checklist anywhere? Ive just measured around the outside perimeter and it’s 81m, that sounds like I’ll need a lot of scafffolding!
  16. I’ve just measured around the TF perimeter, 81 metres, most of it two storey and a bit three storey. I’ve got a feeling it’s going to be expensive!
  17. I’ve now got the contact details for the four local scaffolding companies. How did you deal with your scaffolding quotes, did you get them to visit site and measure up, or did you phone them and follow up with emailed drawings? How did your scaffolding company do it? Is it best for them to visit?
  18. Surely you would use an antifreee tester to determine if the antifreeze was ok or not.
  19. The Party Wall requirement applies in this case. I’d give them a copy of the leaflet and ask them to seek advice from their solicitor.

  22. It sounds l8ke madness to fill the cavity in a wall with soil. It’ll just get damp and cause problems. You need a Party Wall Agreement in place which sets out the agreement between both parties.

  24. If I go down the scaffold purchase route, can anyone recommend any particular supplier?
