  1. spot on mate, the sink is not a storage place, it’s a place to “do” something. Also when I fitted kitchens I always recommended bowl and a half (unless they wanted twin bowls) and have been thanked so many times fir the recommendation.
  2. yes to all the above....... I remember my son when he was about 8, I had just done something practical to resolve a problem And when he asked me how I knew how to do it I said it was common sense! he announced he wanted to go to university and get a degree in common sense. I love learning how to do stuff, for our site I bought an old JCB and people asked me how I was going to learn how to drive it, I replied “how hard can it be, I will just waggle levers till it does what I want “. (I did go on the internet to understand certain safety aspects).

  5. I know I have always been an avid DIYer but it still astounds me how little other people know about basic stuff like cutting timber. Probably why I usually work on my own, it’s easier!!! (Unless it’s too heavy or needs another pair of hands).
  6. I use a washing up bowl as we have a large porcelain sink and crockery crashing in that will lead to breakages. It also uses less hot water but I hate cold greasy water left in them, after washing up, wash the bowl, wipe it out and put it away. I also hate the sink being used to “store” stuff ready to wash.
  7. ask them how they think it’s different?, we’re there any height specifications? Did your plans show any levels around the build regarding your land?. ( I.e. dug into a bank or made up ground to make it level) I would imagine that planning would be the ones to specify your height in relation to neighbours and it would have been specified in the planning approval if it exists.
  8. yes, most buyers don’t care about SAP , we are also electric but no mention of ASHP being more efficient etc but if you can quote how Little your bills are to heat the home that may go down well (I know it would with me!).
  9. I was maybe in a similar position, we got planning fir a room in roof two bed to enable us to start. We wanted a 3 bed cottage . The downstairs and garage were exactly the same, then we appealed the previous application fir a cottage knowing that if it failed we could still carry on with the two bed. We won the appeal before the walls got to first floor so it was only the upper part that was different. I bought materials fir the two bed which turned into the three bed. HMRC did not query it.

  11. I have two showers, 1200 x 800 , rainfall (ugh) and hand units, even have hand held shower head on the bath taps which SWMBO uses fir washing her hair and is great fir cleaning the bath. We never use the rainfall units but guests have occasionally used them.

  13. I buried lots of concrete under places like patio, paths and drive etc. Better than paying to have it taken away then replacing it with purchased stone.
  14. So what happens if you don’t “do it” and continue to use your drive (as you are anyway!), just tell them you have not got round to it yet,!,!!
  15. In my case....all parts plastered.....between floors was parge coated before floor/ceiling installed. Plaster down to floors. Window and door reveals plastered. Upstairs ceilings plastered to walls (but warm roof anyway). Nothing was left without plaster apart from the warm loft which had OSB and an airtight layer foamed to plastered walls . My airtight layer is on the inside so the wall can breathe to the outside.
  16. Problem with a wet trap is that it can dry out if it’s not fed by anything else.
  17. In England we had to have a 10m rumbling drain purely because the ditch dried out in the summer.
  18. I think you will find that treatment plants are all that’s allowed nowadays, we have had several letters reminding us that if we have a septic tank it needs modifying/replacing this year. We installed a Vortex treatment plant and drain to a ditch that is dry a few months a year (via a rumble drain) and that works very well.

  20. Personally I like dormers but they are a bugger to insulate well and look good, @ProDave,s idea of gable Windows is a good one and one our planners accepted (but we appealed our previous plan and won to get full 2 story cottage which we really wanted).
  21. I was advised by the welsh wizard (aka @Nickfromwales ) to make runs for bath,shower,basins under floorboards in 50mm to avoid crud building up.
  22. Whole heartily agree. One of the reasons why when I was working as a builder any subbies I got worked as self employed direct to the customer.
  23. @Home Farm have you got a reclamation yard near you? I have bought pots for jobs from one in the past.
