I can’t see how that screw in the pic has come into contact with concrete unless it did a 90degree bend inside the wall, surely there is no concrete in that location close to the edge of the blocks. ?

Will be a massive pita to cut and fit, then you need to tape it all up to provide your vapour control, then you need to go over it anyway as I don’t believe it will meet building regs. Loft roll is cheap and easy to install, so is a vapour barrier. Only my opinion obviously.

Sell it on and buy loft roll.

Who is doing your calculations on loading, some of those timbers look small for a green roof. And connecting to the rafter tails looks optimistic. I would install another wall plate on top of your stone wall, then send your new rafters through to sit on plate.

TBH the more I look the more I hate it, will cause you years of misery, you need to create a large volume flat bottom box gutter.

Why the green roof ? cross sectional area of hidden gutter is far to small, make the bottom flat to increase volume, will block up in a heartbeat.

A friend of mine came to the house yesterday and asked me about self builds and was very surprised when I said a lot of new builds where timber frame. Is it possible to do a poll to to see what construction method people have used. Would it it be possible for one of the mods to set this up as a poll. Im building with ICF, what you doing. I have found with most most things if you make a cock up you end up chasing this cock up on and on, far better to look at replacing something to get back on the right track. I would look at that roof flashing and get one re,made with a larger projection so you can continue your cladding up and finish it under the roof like it’s meant to. Strip iy off and put it right, don’t chase this bodge all the way around as it will haunt you somewhere else. What happens at the corners. Have you got your details correct at ground level. Are you talking about the end with the double doors??? if so it would probably have a steel goal post setup, so two posts either side of the double doors with a steel across, then the long steel bolts either on top if you want it hidden in the ceiling or the side if you want it visible. Make sense. .??

I have no experience with this, but my thoughts after doing icf pours would be I would expect the concrete to be air proof so I cannot see what a vapour check on the inside would achieve

I did the full design on mine I started like this. How many beds ? how many baths? Then write down the dimensions that room HAS to be do this for all rooms and keep it a secret it’s like a game, ask the wife to do exactly the same, then sit down and compare answers, add it all up and see if you have similar thoughts, look at hers and laugh at the 40m square walk in robe, then cut out all theses shapes on graph paper and wiggle them around trying to find a layout that works, this works better if you have a scale site plan. Then chuck this lot in an architectural program nd shuffle it all about.

How old are you, we are building single storey, our last house was single storey, I wouldn’t want an upstairs anymore, as long as you have the room to fit it all in downstairs I don’t see what the second storey adds apart from extra space. Regarding 11 roof windows, that will be a major pain and cause you no end of trouble trying to get them correctly aligned with the roof. Balcony, do you think after the initial honeymoon period has worn off will you actually pour a gin and tonic and walk upstairs to use it, far easier to walk out the back and sit on a nice patio.

Make sure you order them with trimable blocks on the ends, so you can tweak a good fit in site.

What should I be looking for or asking for in regards air tightness guarantee, so I fit my bloody expensive windows, then have an air test and they leak like a sieve, all sealed correctly around the outside, actually leaking from the opening part. What sort of guarantee did yours come with.

In that case, build the timber frame straight up, and get an additional Larson truss type arrangement screwed on the outside, render board and render.

Can you build it out of studwork and plasterboard it, I will include a pic of something I did which isn’t exactly the same but you could pinch some ideas from it. like these walls that where used to separate off the front door from the living room, also the book shelf thingy, you could incorporate this on the ends to store junk that women collect.
