  1. agree, planning care about how it looks and BC will only care that it meets regs; so provided you meet / exceed the U value surely they cant dictate insulation type!

  3. I would be surprised if BC even care TBH. Ours checked the ground floor joists and are coming back when the roof is on!
  4. we are going ahead as planned. groundworks done, services on site, foundations done, steel legs up (whole house is lifted of the ground by between 0.5 and 2.5m), steel subframe on, ground floor joists done and floor deck down! Next lot of steels this week while builders do decking joists and then its onto the external walls. So yes, but it all takes time! We didn't find a cheap source of pavatherm, the suppliers we did find were all very similar tbh. Only thing we have changed is to replace the pavaflex with a cheaper fill between the studs to save money

  8. Wow, running costs are very high. Our last house was same size, late 60s and crap built 5 bed detached. Fitted new rads, plumbing and posh veissman combi boiler for 8k (done by tradesman) and cost to run was around 60 to 80 quid a month inc gas cooker. So around 120 ish for gas and elec.
  9. this seems like the obvious easy solution. I guess you could also, with a bit of fancy wiring, also run the pump without the heaters (As Jeremy has done) petty easily. Having two pumps could surely cause issues if one was operating at a different flow rate to the other, even if only slightly...
  10. what I don't yet understand is why not do a 4:1 mix instead of 8:1 biscuit and then it has inherent strength? Might not be needed but it seems like a 'why not' scenario
  11. Sorry meant Cement fibre board. Solid spruce joists, oversized and at close spacing so very solid. Yep VCL. Insulation will be a 'soft' breathable type. The stuff you stuff between joists. Didn't fancy foil insulation as want to make sure floor can get rid of condensation
  12. Our ground floor is supported on steel beams connected to steel posts with the whole thing between .5m and 2.4m above the sloping ground. Our build up is concrete board-battons for ventilation-vpl-joists with insulation - plywood floor - DPL - battons,UFH,biscuit mix and then whatever we decide for final floor

  17. thanks for all the replies. I suspect the u values for the house are right however we are trying to improve the air tightness to less than 1; not sure if that will make much of a difference. most of the time there will be two of us, but we do have fairly frequent visitors which can push it to 6 including water hungry teenagers. In any case it sounds like I should aim for around 10KW or slightly less and a 300L water tank

  21. we had the cages built for the pile caps, they put a quick spot of weld on each point; apparently quicker than tying if you have the kit?
  22. any views on the most reliable ASHP providers? I know its subjective but in the gas boiler market Veissman are top of their game and worcster have a good reputation (its used to be better...). ASHP's???
  23. looks like a good and inexpensive way of building UFH in from a solid base; anything different you would have done?
  24. I will be putting UFH on top of the ground /1st floor base; like your idea! So if I tell my builder (who isn't doing the UFH) to allow for 25mm + thickness of finished flooring (prob engineered board) that would be right??

    we have just had 42 piles completed, they were quite a bit deeper at 5.5M and a 1.5M rock socket as site slopes a lot. Ended up looking like a battlefield when done lol. Concrete caps being fitted as we speak and then steels go up next week (whole house is lifted off ground on steel posts)
