Can you just run a course of bricks under?
-
They need to be at joist ends and perpendicular at 2.0m spacing. They are meant to restrain the walls. With engineered you can put them on the strongbacks and through the wall. Strongtie do thin versions that you can put on top the joists, but check with the SE that they are acceptable.

If you have a duct running upwards in a cold space, there is a good chance that condensation will form and run back down. The insulation may not stop this.

Help with proposed new flat roof - EPDM or Fibreglass
Mr Punter replied to merc's topic in Flat Roofs
That is impressive if you did it on your own. The bigger sheets are heavy and unwieldy. I have done a garage on my own but I would not attempt again without help as it was a real struggle. -
Or you can just do the RC slab on top of the MOT, then do the DPM and insulation, then screed / floor finish.

Gap between socket fronts and back boxes
Mr Punter replied to Johnny Jekyll's topic in Electrics - Other
You can get these for drylining too. -
This person will have visited your house twice, researched and ordered materials, isolated the electrics, changed the fittings (which will involve disconnecting / reconnecting the wires), test, leave the site clean and tidy. If a fitting fails he would replace it at no cost to you. Good luck with doing that in an hour.

We have done king post walling in the past as temporary support, but steel was cheap then. These involved augering holes at 2.5m centres down 6m, lowering in a 6m I section steel and concreting in the bottom 2m. Next day dig out between the steels in sections and fill the gaps with railway sleepers, trimmed to size with chainsaw.

Insulating between bay windows, behind stone mullions?
Mr Punter replied to GlanMenai's topic in Heat Insulation
I think that mineral wool may be better. Some of the foil stuff is flammable the sellers can make dubious claims about their insulative properties. -

The rules are set out in the CML Lenders Handbook. https://lendershandbook.ukfinance.org.uk/lenders-handbook/ Choose your lender to see what their rules are. Part 2 of the handbook (I think) deals with lender specific criteria for PCCs. -
Connecting soil stack to the existing sewer
Mr Punter replied to pilgrim's topic in Waste & Sewerage
That looks like a trapped gulley. You will need to remove it and fit a long radius bend with rodding access. -

Most lenders recognise Professional Consultant Certificates and there are lots of firm that will provide this. Cheaper than a warranty and the cover is not as good. -
Yes good progress. When I have used coving adhesive I noticed it goes off quite hard so it is better to wipe off any excess with a wet sponge before it dries than to leave it to "others" to sort out later.

You can sometimes talk to highways on the phone. All you are doing is moving the entrance. You will need to put in more dropped kerb and maybe block up the bit on the left.
-
I think you will need to get consent for this. Do you own the whole block under a single title?
-
Why not block the unused soil stack with a bung in the inspection chamber?

Steel to support a garage door
Mr Punter replied to puntloos's topic in New House & Self Build Design
Here you go. Steel beam not visible, course of Marmox, course of 7N Celcons, course of med density agg, lower bit of cavity tray. The bricks are left out to clear out the cavity tray. Cavity will have 150mm EPS beads. Bricks will have a coat of Stormguard. Probably a course of slate under the Marmox to get the coursing to work. -
I am on a very tight site and have trusses to fit. I have left it to the truss company to do the whole thing to include crash deck, delivery, cranage and install all on their own RAMS. We will just provide scaffold and pay the bill. Expensive but it derisks it.

Steel to support a garage door
Mr Punter replied to puntloos's topic in New House & Self Build Design
With the flat roof parapet you could leave the inner leaf lower and run the roof insulation straight to the outer leaf and have a narrower parapet. Also run a course of Marmox plus a course of 7N Celcons on the outer leaf on the steel beams to stop them getting cold. -
Do trickle vents on PVC windows allow outside cold air to circulated round the chamber cavities in the extrusion?
-
Yes, no VAT but you need to follow the rules quite carefully as a self builder.

Armatherm do lots of thermal break solutions for structural steel. I think it is expensive. Do you actually know what the heat losses would be without it? -
Sometimes you can get away with it, sometimes it is a horror show. Can you take up a few tiles to see how extensive the damage is? The dehumidifier doesn't have much to work with if the water is trapped under the tiles.

Did you just rent the sheep to get the class q?
