  1. The grey mastic bodge just above the flat roof upstand looks odd. It looks like the wall has been chased out at a weird angle. Very few buyers or surveyors will pick up on these things.

  3. 100% connect to mains drainage. Regarding tampons and pads, they should never be flushed, whatever system you have. My wife and daughter use a bin. Menstrual blood is not sinful.
  4. I think the bottom courses should be fine without cutting. Maybe look at diminishing courses. Some firms - like SSQ, can supply slate in a variety of sizes. Obviously start with longest at the bottom. Mix the widths on subsequent courses to achieve an acceptable random bond. As you progress towards the top, you may need to mitre. You may be able to order some pre-mitred. If you soak the battens in water you can persuade them around a fairly tight radius.

  6. Depends on the ground. You need to dig out the soft topsoil until you reach firm ground. Maybe 300-450 square. Concrete 150mm thick min according to your finish levels. You don't want the deck to be wobbly but neither are you going to drive over it.
  7. There are quite a few on here that have done passive slab. It has insulation with reinforced concrete on top, thicker around the edges. It does need specialist design. They often have underfloor heating pipes run through the slab. @PeterStarck has one.
  8. Don't sink the support posts into the ground, just create concrete pads and use galvanised post bases. This will stop the posts rotting.

  11. Have you looked at the battens / rafters / trusses in the loft? Something looks amiss.
  12. Welcome back @romario. The walls look good. I thought the roof would be a big challenge. You could go natural slate, small format clay tile or metal. With slate you may need diminishing courses and it could be that every slate needs cutting. Definitely for a specialist to advise. The small clay tiles may be easier and are used a lot on oast houses. Can you let us know what you go for and post some more pictures?
  13. We have just used silicone. They fitted about 40 of these on a project a couple of years ago. No problems at all.
  14. I have not looked in detail I would avoid a split level ground floor. Also the trees could be overpowering. Overall a decent scheme. Architect has earned their money.
  15. Just to clarify: are you intending to live in this for 2-3 years? This will measure 15m2 externally, so about 12m2 internally? Will you have kitchen, washing and laundry facilities?

  17. The construction looks fine but I can understand the neighbour's concerns. Will you need to take the whole thing apart? Another option could be a privacy screen around the offending section. I have done similar in the past, but with obscure glass. This also had a tall section on the left as you view it.

No. I think the parents would be covered: 1) Absence of Easement Indemnity Insurance The Absence of Easement Indemnity Insurance is an insurance policy used when part of the property or private land abutting the property does not have the necessary legal rights over private land abutting the property so the purchaser cannot enjoy the rights necessary to occupy the land. An example might be where there are no rights of access to get to the property over private land abutting the property, or where services which are private or cross private land serve the property. For at least 12 months before the policy is put on risk, the right must have been exercised unchallenged. It may also be necessary to obtain a statutory declaration from the seller confirming the position throughout their period of ownership. Once the policy is put on risk, any financial losses which occur during the time that the use of right was being challenged, the policy provides compensation.

  21. I have hardwood on some balconies because I wanted it to last. I used iroko bearers fitted with stainless bolts and ipe decking with stainless screws. Massively expensive. Your setup is much better paved.

  23. As your solicitor is a land specialist, are they able to suggest someone to give further advice? If there are others who have rights or ownership of the land and they claim that you do not have RoW it could be very expensive / lengthy to resolve.
  24. I don't know of any reason that should not comply with Building Regs. I guess the bath is sunken to give a bit more headroom. Hardly a trip hazard as it is in the corner. The window may need toughened glass and restrictor.
  25. I would not bed on CT1 as if there is any future issue with the pan or plumbing behind you will wreck the tile. Just silicone will be fine. The frame does the job of supporting the pan, not the mastic.
