You need to leave a 4 gap clear Of grout in the shower area Then silicon afterwards Some of the builders want these grouted in But I always tell the tilers to leave them clear

The density of timber makes it pretty ineffective when it comes to soundproofing A single mf stud is far more effective than using timber

I’ve two tapers work for me full time I wouldn’t advise anyone to tape a full house out Your going to be looking at it for a long time A five bed house is only a couple of days work for two tapers Then a day to sand and spray a top coat yes a I realized after I replied Need to read the whole post ?

Mapei Eco will prime most timber I often straighten timber floors with flexible adhesive Then bed 6 mil cement board on top To give a perfectly flat surface Then drive screws in once set

I would spend a little more on insulation We have Ground floor UFH Small rads and tall stainless rads on the 1st floor We never use them

Like most on here we were required by planning to have a soil survey SE came down and said your across from a sand pit so i know it will be clay and sand So no need We are hoping to do the same on our next build The plot had had a contaminated land survey three years previous and had been laid to lawn ever since We still had to spend £450 on an up to date C L survey

The timber guys will make all sorts of promises We’ve an oak pork and Iroko gates Both treated with Osmo Both had streaks of grey with in 18 months Quite a bit of work treating it and getting it back to original

Oak needs a lot of looking after to stop it turning grey

I agree Spent many hours trying to sort things out prior to starting our build Only for. BC to say you might be better with your treatment plant over there and top water there Get your Architect to put something down on paper Not easy to plan ahead

The neighbor had all the usual surveys done when he applied to build a bunch of houses immediately behind the plots Same post code I’m tempted to see if the company that didn’t these would do a deal

You need to buy a sheet of 62 mil insulated PB Cut it to size measuring from the bottom of the timber wall plate Then further up the sloping timber measure down 62 mil Draw a pencil line between the two points up against the flat part of the ceiling and you have your size Then cut the foam back with a saw so it sits flat Fix with 100 mil drywall screws

We where quite lucky with our drainage on our first build In that we where able to connect the top water and discharge from the treatment plant to an existing drain that ran at the back of the plot On our new plot we expect the ground to be sand and clay as with the previous plot There doesn’t seem to be much in the way of ditches or drains I’ve worked on properties where they have used crates in a soak away I was wondering what my options are

I’m usually the first one to say you don’t need To pay an Architect to hold your hand throughout your build But an Architect does quite a bit more than just a drawing I think these online planners are great to give you some ideas Or to design a small extension

Slightly off topic A Could you give a similar price m2 example of your TF cost

You can plaster them and plant a nice tile with a metal edging strip on the outer edge

One thing I learned from the first one was Its very difficult to be accurate with your coatings till you are out of the ground I estimated the muck away at 500 tons It was closer to 800 tons Concrete back in a 100 cube Once the slab and garage slabs where in Some things came in under and where quite easy to estimate

If it helps We are building a slightly larger house as our second self build and we expect our spend to be 250-300
