  1. We had our newly built home valued on Friday Two local estate agents 50k apart on valuation Quite surprising really

Yes we are buying two plots and considering yielding just one The problem with sellers is they seem to think you can build a house much cheaper than you actually can We looked at one plot The owner new we had just finished building ours It didn’t stop him telling us “I know for a fact you could build a cracking house here for a 100 k ?

We had a neibours pipe running parallel to our house Brick lorry's etc running along it It was BC that told us that we needed to deal with it before we started building Whilst it wouldn’t have been to hard to avoid He did point out that once the scaffold was up it would push all traffic on top of the drain We ran our two branches off it Then hand dig around the drain then filled the trench with concrete All’s been well since

Welcome to the forum We are in the process of trying to complete the purchase of a plot plots for our second build While we purchased our first with some negation and quickly agreed a price The next one has proved more difficult We eventually settled on 30k less than the asking price but this has left us open to others coming in with better offers The only thing keeping us in there is that we have the funds available and we are quite away down the line with searches etc From chatting to the land agent it seems the price with most plots is decided by the seller The agent can only advise What we have found different to four years ago when we purchased our first plot Is that many plots that are perfect for one house are being given planning for two Making some of the self build plots a bit more affordable But cramped The point you make about it being local to where you live especially with teens still living at home Is a massive plus Good luck with your decision

  7. That’s a good budget We fully intend to keep the budget below a £1000m2 on our second build Good luck It looks like a great project
  8. We were smaller than that at 280m2 2.5 k for Architecht 500 quid for SE and foundation drawings
  9. Wow We paid out 3k in fees last time My wife’s hoping to make a saving on that for the next one

I’m pretty much with Fave on this Unless you are on a really tight site You can peg the house out yourself In fact myself and my wife were doing exactly that yesterday (Prior to purchase ) I set our previous plot out like this Like yours it sloped into a triangle Wgen I set the foundations for the house the seller halted us as she was convinced the house was to far over She brought in a surveyor who checked it out You can hire equipment that is millimeter accurate for not a lot of money per day All these savings add up

Pretty much what we where required to do We are on clay so the engineer said there would be no point and near three lines of trees The Counsul accepted this Contaminated land had been done eight years previous LA wanted another I think the company was Echo solutions They did it as a desk top study and while they didn’t say they had done a walk through They didn’t say they hadn’t LA accepted without question

  19. Most problems happen because of misunderstandings about what is included in a quote
  20. You can go either way Plenty do Walls first You don’t want to damage or stain those nearly laid floor tiles

  22. If you chip a bit of plaster off on all sides of the frame or remove the mastic on the outside You will be able to measure the frame that’s in and get the same size They normally take a week to ten days to come in
