In the grand scheme of things it’s not a deal breaker I would point out that kicking off isn’t what your used to The person who left the out of plumb work has put you in a difficult position Clear the air ASAP At least you will both know where you stand

Is it a full house or an extension Why I ask if it’s a larger job It needs resolving now Rather than one of you feeling cheated

The problem is most jobs are priced according to how much work the company or trade has ahead of them Its very often a case of nice guy crap at his job Not the best to get on with but great at his job If he’s good at his job it may pay you to stick with him If you can easily replace him You can do that People that are used to being left to there own devices can be quite difficult

I would check the design While the paint is quick and easy It’s incredibly expensive Most of the fireproofing that I do calls for a 25 mil void between the steel and PB Some are ok with multi board shoe fired directly to steel

I’ve a friend who has an Allotment in a semi rural village The Allotment has been in his family for around 70 years A row of new houses have been built nearby and one of the incomers has complained that my mate cockerels keep crowing and guess what Same bloody time each morning ? -

Quicker hot water tap My wife thought I was being extravagant spending a £1000 on a tap while I’m happy that we purchased Grohe and Gebrits for the bathrooms The free standing extremely heavy tub looks amazing But we’ve never used it Same with two of the showers While we have UFH my wife insisted on a wood burner 3k well spent One big spend was importing 175 m2 of Italian Porcelain slats Pretty happy with those and great to lay My wife’s indulgence was a German kitchen with quarts surfaces While I saved quite a bit fitting it myself I’m not convinced that they are worth all the extra cost and 7k on appliances was more than I would have spent We could have got below 800m2 -

Welcome I brought five Brickies in to build the shell I did the roof and slating to get it watertight and pretty much most of the rest between my wife and myself 283 m2 Came in at 830m2 Pretty good standard fit out German kitchen and three bathrooms Italian tiles throughout Sash windows 400 m2 of paving We are just in the process of completing the purchase of two more plots I would be very disappointed if we don’t complete the build for under a £1000 m2 -
Not much comfort We stoped using marine ply quite a few years ago Its all Ditra matting directly onto the chipboard Never had any issues

No Im a contractor and leave between 3 and 5 % Payable three months after completion

Welcome to the forum We completed our forever home 18 months ago But are now in the process of purchasing two plots to start all over again I would set your timescale to start from when you purchase a plot and obtain PP It took us seven years to find our first plot and twelve months arguing with planners Though things Have eased over the last couple of years It’s well worth making yourself known to local estate agents The plots we are negotiating on came back onto the market after lockdown and the estate agent contacted me and said he would give us two weeks to try and sort out a deal before putting them back on Rightmove

You could seal the floor with SPR Then use Grano to level out the floor Then a thin layer Of self leveling on the finer stuff I’ve used Grano on all sorts Cheap and sets like iron

Great quality I nicked the bottom seal fitting one set they sent me a new one stating that all components where guaranteed for ten years I recently got a call about French doors I fitted fours years back from Quickslide The door had slammed and the sleeve the latch closes into had snapped They sent a full locking mechanism 24 hour delivery No charge Both have second to none after sales

Quickslide are brilliant I have an account with them While they manufacture all there own windows they buy the bifolds in Ive purchased several set of bifolds from Duration windows They have a factory in Essex Like QS there after sales is excellent Also a good product low price

I’m not a cladded but was recently asked to step in over lockdown and clad 4 houses We also encounter planks with splits like yours They seemed to be just on The surface So we used them on less obvious places or for cuts It wouldn’t be unreasonable to expect the contractor to go round with a punch and drive those nail heads in They shouldn’t be like that The trims around the openings would have looked better with a mitre also

Your SE will do this I don’t think he charged us anything extra If you google tree reports it will show depth of routes in relation to type and height Your structural engineers report will read like something he has just printed off But will have your name and plot address

We went for a built in BC would only allow a couple of foot per day with inspections and photos to make sure everything was sealed

Me also The QS that I use is our local Counsul consultant He hates mini piles I’m hoping the next plots which are near by will s as ldl be strip foundations

We are on Clay directly across from a sand pit We are surrounded by ten mtre high Ash 100s of the buggers I expected to pile SE who I’ve known for a long time advised 2mtr deep strip and clay board and Also BB This worked out pretty well Over three years on No render or internal cracks
