  1. If you are single skin brick or block an Straight forward RSJ will be fine If double Skin a welded plate is added to the underside to carry the second skin You will be suprised how little difference there is in price between a Rsj and a good quality lintel Once the beam is in you can forget about it and will give you a solid fixing points
  2. I’ve spoken to the architect that we used on the first one He’s stated about 1800-2000 design and planning Plus LP fees mans about the same for working drawings material submission etc They have quite a few large jobs on
  3. We where supposed to have triple glazed lantern But didn’t due to lead times and cost also I don’t think we have noticed any difference
  4. Plus one
  5. The handy thing I find with a steel is that you can jack the frame up tight against the underside and know it will never move The four that we fitted a few weeks back and the one on my house have no adjustment So you are relying on Toe and healing the glass Any movement and the doors won’t open Our structural engineer refers to lintels as his bread and butter jobs and hates any lintel over 2000 mil
  6. 4 mtr
  7. I spent a few hundred on a detailed Sap via our Architect I needed to get one in a hurry so I went the online route 89 score It made me realize how pointless a sap is I could have told him anything It’s a toss up between the sap and the air test as to which is the biggest Scam
  8. I have a bunch of rentals Quick answer is they cannot enter into any agreement without you being party to it
  9. If you ask a SE He will tell a low amount of weight isn’t good Lintels rely on weight to keep everything in place We have a flat roof and a metre of double skinned block above our orangery SE still class it as low weight and not suitable for catnics etc
  10. The problem you have with lintels If there’s not much above them they are likely to move Anything over 2ntrs I used a steel with a hit and mis plate For one skin a steel is perfect Especially with bifold This is one of three that I’ve just fitted
  11. I wouldn’t use a thing other than steel With steel prices so low there isn’t a massive difference A 5 mill drop above the bigolds will cause them not to open
  12. Use 4x1
  13. Most plots in our area are 200k plus Some creeping towards 300k
  14. Leave it on and fit
  15. Silicon grease is better If I have to squeeze a straight joint in I knock the lugs off the fitting and slide it over one of the pipes Then slide it back when the pipes are together
  16. They normally do have tape around the edge If it’s not visible when the bead go on it would be worth leaving it on Picture would help
  17. eps You have just described our plot ?
  18. You could try Fogs( Bolton ) They travel all over the North West
  19. You could counter batton the underside with MF top hat Then fix insulated plasterboard It would leave good airflow and stop the drips
  20. I’m not sure what benefits you would have by making the Tge external airtight None of the through coloured renders are airtight This is why planners prefer them They keep the elements out while still being breathable Sand and cement would be better but you will still have weep vent above all openings and even around the DPC Making the internal skin airtight is a better and very easy option
  21. It’s probably more a case of most arnt familiar with Enewall It is more expensive than K Forget asking plasterers Get a rendering company down to quote for through colored render and tell them you want to match the house There shouldn’t be a problem
  22. No grey here They will look quite dated in a few years time when something else is in
  23. It’s the materials that they will be looking to charge the vat on You will find some won’t zero rate the materials Simply for cash flow reasons
  24. I’ve some K rend cleaner that kills Alga and moss Spray on a dry day The rain does the rest I can send you the make
  25. Welcome We have built traditional So not passive But we have used plenty of insulation throughout We have UFH but hardly ever use it The house is 5 bed over two floors 282m2 We are finalizing land purchase for our 2-3 So things we would have done differently are on our mind Timber Frame is something I’ve considered this time Over the past 35 years I’ve worked on both While they don’t feel as solid as traditional and are more prone to cracking Definitely more expensive They are quicker More convenient and much better to add a high level of insulation Things we would do different this time I won’t bother with heating in the bedrooms I will install sliders rather than bifolds Bifolds look great and are great to open up in summer But sliders would be used more just to leave open slightly My wife would Like a laundry shoot on this one ? Only two of us We built a d garage for us and the neighbour This time we will build a treble with a third as a workshop for my wife Tge rest can remain a junk store for me I built a nice big utility / plant room In hein sight we should have made this 50% larger I’m sure we will find a few more
