  1. Normally a wall or fence over 2m needs planning permission. So in theory the planners probably could issue enforcement proceedings. However the neighbour could then apply for planning permission and appeal it if its refused. The planners may feel that there is a good chance it would be approved at appeal. In which case it would be a waste of time and money to start down this route. Planners are generally very busy and have minimal budgets. Appeals also cost them time and money so they invariably only go after serious planning breaches. In general third parties have no right to appeal a planning decision and I suspect they haven't actually made a formal decision anyway. Software mods that improve range but reduce performance or reduce range and improve performance of an electric car.

  10. Saws can be a problem. They wobble about and jam in the cut. The key to using a saw is to start with a good workbench so the wood you are cutting can't move about, not even the slightest.
  11. Sandpaper and paint are the worst. You pick up a sheet fully expecting that a few strokes will remove a bit of paint and it just smiles at you and refuses to do anything more than lightly scratch the surface. The paint remains firmly attached. Then when you want paint to remain stuck it blisters and bubbles up, let's in water and allows your windows to rot.
  12. I once had a house with storage heaters that were made about 1995. They leaked too much heat. In the spring and autumn you needed to put heat into them "just in case" it was going to be cold next day. If it wasn't as cold as you expected the room would overheat even with them shut off. Ended up ripping them out and fitting gas boiler and rads.

  16. Perhaps try a fine brass wire brush on the pencil marks? Not a steel one.

  18. In my experience if you buy wood that has warped in store it will keep warping. Best trick I've found is to run it through the table saw and glue the bits with the curve back to back. Not ideal though.
  19. +1 It's only really food storage cupboards, fridges and freezers that should not have wet UFH underneath.
  20. +1 Either a phased development or two separate planning applications. The former would be cheaper but you must spell out in the application that it is to be a phased development for the purposes of the CIL. You can spell out these will be self build plots. The planners may tell you the plots are exempt from the CIL but even so you must formally apply for it after PP is granted and before you start any work.
  21. Hacksaw with smallest teeth you can get. Turn it so the blade is always at the correct angle when you transition from one face to the next. Possibly put a wood block inside so it can be clamped. Take your time.
  22. They are issued by your local planning department. Unlike PP a certificate is determined only on the law. (Eg has or hasn't development started) where as planning permission is a more subjective process.

  24. At the moment it appears difficult to find trades so a price contractor that employs one or two full time staff might be worth considering.
  25. +1 The soakers do all the work. The stepped flashing really just stops water getting behind the upstand of the soaker. So form a soaker with its upstand and put it in place temporarily at several positions up and down the roof and mark a line on the wall with chalk. Then you can see which mortar lines can be cut without going into the area where soaker upstand will be and mark them Some typical dimensions on righthand side below.. 85+65 = 150mm
