I presume those stones would get manky pretty quickly, so you'd need to factor in regular cleaning of them all. Ditto all the rest of it, I think. Show gardens do not translate well to real gardens. Try and find some examples of ones that haven't been freshly installed if you want a realistic picture of how it will look long term. Installation of water features is usually the easy bit, I think it's maintenance that equals time or money.3 points

Use the two part one, comes with its own liquid additive use any tilers primer, follow the instructions on the primer.2 points

IF crazy expensive, it may not be too hard to have fabricated yourself. Assume folded aluminium, powder coated, PIR behind?2 points

I would spend zero time wondering or worrying about the neighbours and focus on getting a design you like that works for you internally and externally. The nicest of neighbours can turn into absolute PIAs. They can object as much as they like and if there are any valid objections then you can consider making some concessions if it helps the planning approval. I would say do not try to please them from the start and do not share any plans with them, you may just be giving them enough time to build up ammunition. They'll get enough notification once planning application is submitted. Good luck, sounds like you're going to need it.2 points

Hi and welcome to THE forum for self builders, I started wanting to build in straw bales and ended up brick and block. There is no right way to build and lots of options. Just remember there is no such thing as a stupid question, stupid is not asking. Lots of real world knowledge here on all sorts of levels. Bring on the questions (and we like pics 👍)1 point

Believe me we went through every way of doing this! Spending a week in January with a Hilti floor chaser, then last weekend with my SDS drill, has worked out OK in the end.1 point

Pretty sure Screwfix sell a SLC for <10mm depth. Couple bags should do it. Follow the instructions and vacuum and dampen the concrete first.1 point

Only needs to be above the highest trap, no need to put in the loft. We have ours on a branch in the airing cupboard behind the bathroom. Full 110mm one but our ES and kitchen both have 40mm ones in the cupboards below.1 point

Hi @TheMitchells I think your right on that point, however, consideration has to be taken of the first lines of the planning regulations as well. ....provided ALL the limits and conditions below are met. This includes the MCS 020 requirements page 15 onward: https://mcscertified.com/wp-content/uploads/2021/10/MCS-020.pdf I could not say if the ASHP will meet those requirements, especially, as it has not been identified yet. No. It is not skilled enough. Does it look like it has been through someone? Probably not. are there fibres it it, or sticks or leaves . or paper? I looks very like a proper drain built with the housing, and linked to the mains drains. Being too lazy to read back again..what is the question? The answer probably begins with, leave it alone.1 point

That's a spandrel panel. Our window company sourced them for us from a aluminium sill manufacturer, so everything would match.1 point

You can ask the insulation manufacturer eg recticel to do a risk analysis they do this for free. Tell them what you have already and where you live and wait a couple of weeks if you can for a very detailed report and suggestions. my architect also got the insulation the wrong way round and BC didn’t query it. Luckily the architect got a few more things wrong like no fire engine turning circle so I went through everything double checking and he refunded the SAP fee. we’re still not out of the ground yet so hopefully no more hidden architect surprises. You can try another manufacturer as well for speed of reply kingspan and unicel etc will all do a risk analysis and the products are interchangeable.1 point

Agreed. I had a £1800 Transit Connect for the duration of the build, used daily too and from work and picking up stuff from merchants. Stick some roof bars on and you've got most eventualities covered. Just get aggregates delivered; if you've got an account with a merchant delivery is likely f.o.c.1 point

In general you'll do better by ordering almost everything in bulk with delivery included. ebay/gumtree is probably only best for higher value small bits and pieces like MVHR units or maybe a nice kitchen tap. I don't think you'll save anytime buying plasterboard or aggregate from there. What you really need to be able to do is drop to the builders merchants and get 1 last sheet of ply or a couple of 6*2s or 20 roof tiles last minute to save your tradesmen taking men off the job. A small 8*4 trailer would be ideal.1 point

I glued a bit of ply to a recycled plastic bench over a year ago. If I can be bothered, I shall pop to the woods tonight and have a look. Generally there are better things to look at in the woods at dusk, but for you, I shall resist my urges and just stick to the plan.0 points
