I'm not sure if this is the same for other areas but for me 'a plumber' has been an expensive mistake as they have little to no experience of ufh. -

A very well wrung out cloth would not wet the surface but should remove the dust -
My build is in the garden of my current place - in 6 months on site, (with the initial build)1 lad came in once nearly every day, another came in perhaps twice a week. other than that alfresco was the choice. Since I have had 'interior workers' in, then the loo has been used more frequently. It was the plasterer's first request most days. He had a 40 min drive to get here and was on site by 8 am. It was my spark that I found most amusing though. He would come in for a pee (bearing in mind this is a bungalow) and wouldn't even bother to shut the door. LOL

No it's a bit more than that. But not actually much more The boiler is installed as is the manifold for the UFH but there are some of the UFH pipes that need connecting and, actually I'm not totally sure, I think there are a couple more connections need making. There is no water in the system yet and the plumbing hasn't been pressure tested. All of the pipes are in for the sanitaryware but nothing is connected up as the flooring needed to be down first. The plumbing side of it is less of an issue though - it is finishing the gas side that is the problem.

I so know how you feel. I am so close now - if only those damn plumbers had done their job I could move in. However, a week has passed since they 'didn't come' and I still haven't got the mojo back to look for someone else. I am so low that the thought of contacting yet another plumber to take his turn at ripping me off and leaving me stranded just isn't an option. I know not everyone is like that, and I have had some good and helpful trades people in doing work but I am having a confidence crisis and don't trust my own judgement. A lot of the flooring has gone down today and that has helped as it is a visual reminder that I am almost there. BUT I made a big cock up in the measurements for that which means that the ensuite/dressing room is having to be treated as 2 rooms instead of the one that it is with a narrow piece about 4oo mm wide fitted between them. So another knock to the confidence. I am again wishing I had never started. At the moment I don't even want to move in/

My architect (who turned out to be an architectural technician) designed things that wouldn't work and, although she knew my budget, didn't offer any advice as to the least expensive way forward or that alterations she suggested would make the build much more expensive. She also didn't advise that hard landscaping needed to be on the plans in order to be able to reclaim that VAT. -

Another vote for Stairbox here. Mine is the absolute basic, similar (but cheaper I think) to the ones some of you are using as temporary stairs. Delivered exactly as specced and, though they couldn't give me a time, they were very helpful in giving advice as in 'Setting off from Goole around 8am and yours is the 4th drop. Joiner was very impressed by the quality for the price.

I suspect that may have something to do with the handle engaging the locks and then the key fixing them as opposed to the key doing everything. Having said that, my cheap upvc door could be cut through easily if someone was determined to get in so the 'strong' locks would be irrelevant. Fortunately I am only likely to be targetted by opportunits rather than professional burglars as there is little worth someone else having - even if it is special to me.

Christmas is coming - a bottle of fizz and a 'tin' of Quality Street or Roses or one of the others. Even none drinkers - unless they are vehemently against alcohol will either have a drink around Christmas or at least offer it to others. I'm a red wine drinker myself but celebrations always bring out the fizz. Doesn't have to be expensive either these days - decent Cava, prosecco or even English.

As expected they did not turn up yesterday and are ignoring texts and not answering calls. SO regardless of how hard it is going to be and how much I have to pay I have no choice but to find someone else.

Day rate! They tod mr 3 or 4 days. 5 max. Day 5 was the last day they worked. Which us why I suspect they are not coming back Half a day would see it done I think for the heating system and perhaps another half for the plumbing bits but I can get that done by my handyman. He can't touch the gas side of it though

My BC said minimum of 1100mm to prevent accidental fall (not necessarily kids) max 1100mm to enable escape.

I had something similar. Had I been as knowledgeable as now I could have got an indemnity for about £100, as it was I got an indemnity after getting planning permission. The successors in title objected to planning, clearly unaware that there was a covenant in their favour. Because they had objected, the cost of the indemnity went up to around £300 but it was still no real problem. As far as I would see it would only have been an issue if they were aware or (worse) I had made them aware -

There is no way round that. Handyman is trashing his own work. I am treating the whole decorating thing as a base coat meaning that there isn't going to be any plaster showing at the edges of furniture after painting as it had a couple of coats beforehand. The whole house was spray painted before any fittings were in but the whole house is going to need re decorating. Oh - and the one place the plasterer didn't get a smooth finish was directly above one of the wall light so it looks very rough. -
At that age I was playing with friends in a derelict house with rafters and joists but no floors. We would play tig, jumping from joist to joist but, we had a friend who didn't have the blance. Without discussion or teasing, we played different games when that particular friend was with us. We knew we would get stopped from going there should there be an accident (read - should anyone find out what we were doing,) and we were smart enough to know this friend would try, quite probably unsuccessfully, to do what the rest of us did without thinking.

My neighbour has just built a large extension, his 11 year old has used the mini digger and was instrumental in the roofing as the neighbour decided the lad was safer up there, than he was as son is light, fearless and had great balance. He also uses all the power tools. This was all done with great supervision and builds the kid's confidence and respect. I was very impressed. This kid won't be a snowflake. He has skills, is confident and I am sure will be successful. Too many kids today are wrapped in cotton wool until the day they are given the keys to a car at 17 without ever learning that their actions have consequences and that, unlike their screen games, they don't get another life. I think, at 12, a kid is old enough to be responsible and not yet at an age where he thinks he knows everything and is invincible.
